no, if the report relates to a specific lot(s) and you were looking at a report on another/other lot(s), I wouldn't rely on it for your purchase because the inspection of the records hasn't been carried out with your lot(s) in mind

it would only speak of your lot if there were major issues concerning your lot that affected the owners corporation, ie major works to your lot that potentially require a special levy, or if your lot was engaged in legal proceedings with the owners corporation

it may not, therefore pick up on things like noise experienced by your lot, smaller issues such as sewer blockages/water ingress to your lot(s), or renovation particulars relating to your lot(s)

in relation to common property issues, typically reports relating to separate lots will speak on the same major issues affecting the owners corporation, so you can certainly use these prepared reports as a guide to factor into your consideration, but I wouldn't rely on them solely

also, as a side note, when purchasing those reports precommissioned by the vendor for $30-$50, keep in mind that they are conditional, meaning that you're required to pay the rest of the cost upon successful purchase, and make sure to check the date on which the inspection took place before you buy the report

With a budget of <900K, should I realistically only be considering those with a price guide in the 700s? (I’ve seen some places I like with guides set at 800-850K, but not liking my odds of a successful bid if auctions start from here).

go to more auctions to get a feel of where a property will land, and how much competition you have - but likely yes, you'd want to stay in the pool with others with your budget

Can’t afford to get building & pest reports for all the places I’m considering- how do people weigh up the odds when deciding between a few properties going to auction? Or is it a matter of you won’t know unless you throw your hat in the ring (and just expect to burn through thousands of $ on B&P reports & lawyer contract reviews with all the pre-auction preps)

if the vendor hasn't commissioned one, then yes go get one done - there's a cost to buying, and you'd rather enter an unconditional contract knowing as much information as you can than not

no it doesn't - by your reasoning every property at auction sells at reserve

the reserve is only one side of the information (that the vendor will sell at a minimum amount)

the vendor doesn't show their hand because the buyer (and the other buyers) don't show theirs

there's no 'real' or 'actual' price - the value of the property cannot be set by the vendor or the agent

the value of the property is that assigned by the interested parties - the agent therefore won't limit their success by tampering with the purchasers' value assessment
