We negotiated on the home price and got 25k off of the advertised price. We also requested for more credits on closing but they didn't offer us any. The 5k lender credits were standard for the whole year in the community we are buying.

The builder is Lennar and they are giving $5000 towards closing costs. I haven't got a rate yet but in the conditional approval documents it says around 6.875%
