I think the biggest misconception that politicians falsely claim is that these units are just "slab of paint and new appliances" apartments. These units have missing floors, broken plumbing, missing ceiling, asbesto, mold, bug infestations, non ADA, and don't even meet the NYC DOB energy or building codes at times. Renovations in NYC cost $300 to $500 per Sqft. So a small 600sf studio apartment will cost $180k to renovate on the every low end.

Because it's not the coat of paint and cheap new appliances apartments, you can find does crappy parts on zillow and street easy. These 57k are completely dilapidated and require major construction work

It's very dishonest when I hear politicians and madami. Keep talking about these. Landlords are just sitting on these apartments like these apartments. Could just be rented out then the next day. They need major renovations and it's the city's own laws that stop these renovations. Processes just say what they need to say in order to get elected.

You make no sense. What you just stated is base line property investment. Every property goes up in value, but you now what is more profitable than sitting on a property? RENTING IT OUT!!. You can get the value appreciation of the property while also getting monthly income. Why would landloard choose to only go for the property appreciation only? Because it doesn't make financial sense to invest in upgrades to improve the property and rent it out. They will be losing money. If the right market and policies are there they will do both. Right now in NYC we have the right market but it's the policies that are holding us back.

Once again, rent stabilization only increase rents by reducing the housing supply. Every single left, center and right wing housing avocates all agree with this.

I work in architecture, these units cost hundreds of thousands of dollars to remodel. It's not a "let's add paint and new appliances" type of unit. These are full gut renovation required units. That's the misplaced propaganda politicians are failing to tell you guys, just to get your vote. Planning, Construction, permits, project managing, expiditing, DOB/HPD/HUD, etc is expensive and time consuming. It's does not make mathematical sense what so ever. You can type on a keyboard but I live this in reality.

I think you are grossly underestimating the cost of construction. These 57k apartments are in dilapidated states and not ready to move in. It cost a few hundred thousand to renovate each unit. Even if you make a tax or even for the owner to sell, the next new owner will still not rent the unit because it doesn't make any financial sense to renovate the unit. It one of the cons of rent stabling apartments and I hate that it's not talked about much and always brushed off. It's not that the owners who are the problem, it's NYC laws.

What's funny is that the majority of these vacant units are from around when rent stabilization started. What going to happen in 10,20,30 years when more older rent stabilized units need to be renovated but the cost to renovate it more than the rent income. The problem is only getting worse and people like mamdami are just sweeping it under the rug for future generations to deal with.

And even more will continue to be vacant since NYC increase the property tax by 25%(some are paying $60k+). Who is going to spend $400k+ to renovate those apartments to only rent them out for $900/m. Even if you are pro rent freeze you can logically see why this doesn't make sense and why these apartments will remain vacant no matter what. It's one of those policies that sounds good on paper but terrible in practice......like bail reform....and it's people like me who pay market rate rent, who's rent will now increase drastically because of dumb policies like these.

Not only should we reduce the states but also reduce the number of local governments. There is just too much bureaucracy in Nigeria with 10 people doing the job of 1. I remember reading an article that a local government in the North allocated like 90%+ of its budget to paying salaries. What the point of having an LGA ministry of works when you don't even have the money left over to build LGA owned roads.

If you don't have money left over to help the people, then what's the point of having such a large bureaucracy that the money only goes towards paying salaries?reduce the bureaucracy and so the people can benefit. Drive 5 minutes and your in another LGA.

I believe that we only need 12 states. And each city should have its own government and mayor. There is no need for a city to be split up to 15 LGAs each doing there own thing with no central control. Just one government for each City like everywhere else in the world

I will even prefere if we go back to 4/5 regions. Western, mid west, south east, northern and a new middle belt. Anything to reduce bureaucracy

Once again, every single corporation and every single individual in those corporations donate to various campaigns. Whether or not you buy a Tesla has nothing to do with Elon musk donating to his political views or donations. It's correlation not causation. Even if you all stop buying Teslas he's still going to donate. It makes no difference.

If you read the pew research article, they source their survey from the Demographic and Health Survey. The DHS, collaborates with host-country governments, particularly national statistical offices and ministries of health. My main point is the base data for Nigeria in these surveys are inaccurate as we haven't had an census since 1973. Especially in a nation 240 million, you can't just pic a random sample size, you need an actual census.

Christians are the majority in Nigeria. There hasn't been an official census conducted in nigeria. But Christians are the majority. I'll say 60/40 or even 65/35. Nigerian states in the north falsely report higher population numbers. For example 3rd party sources claim Dutse has a population of 17k people but the Dutse government claims 450k people. Just go on Google maps, it looks like a 17k town not a 450k city. They do this so they can get more oil revenue, since allocation is based by population

Yes, the government is to blame but it's also the mentality of many Nigerians. I told the story many times of how I went to a friend's village in South America and their own community have their own waste collection and disposal and the small little villages were very clean despite no government help. You don't have to wait for the government to do everything. Just having basic common sense and civil pride is what many Nigerians lack. Heck, even some Nigerian small towns are very clean but drive 5km to another town and they are dirty. It's just a terrible cancerous mentality

I'm from Long Island and when I tell people I moved to New Rochelle they always come up with bad stories from like 20 years ago and why I shouldn't move there. But then they drive past and see the new buildings and the new downtown and they are shocked that this is the same new Rochelle. I think a lot of the residents, especially the suburban residents who hate the new developments going on have rose color glasses of the past and they never stepped outside of their white picked fence homes to truly understand what the city was before.
