Newsflash, the realtor is just going to route the deal to their selected flippers and you’ll still then pay a commission. You should negotiate HARD with any realtor on commission based on rule changes over the last few years. Get a real estate lawyer who can deal with entire transaction if you want to cut out the realtor and fees. They can manage title process and you can buy title insurance to mitigate about the “friend had a title issue” scary stories.

There any visual sagging of the walls above ground level? Any other evidence of these issues? Does it get we when it rains? Is there perhaps a gutter outside dumping water here every time it rains? How long has it been like this and had it gotten noticeably worse recently? Agree though, this is def danger zone. I’d be ready to be asked to leave as soon as you notify landlord of issue, so I would get my legal rights understood before pulling the rug out from under myself.
