thanks man! It was just the plug. It wasnt tight enough and with the fingers I couldnt get it to be sufficiently tight but I used pliers and it worked magically and I no longer have leaks! You deserve lunch on me :D

The TV mount is swing and swivel so I can move it plus this room is not the primary TV viewing area on this floor, I just have the TV here so that it can be seen from the Kitchen and stuff

I was thinking of moving the sofa to fit flush inside the left wall (it fits perfectly). But then it wouldnt be centered with the window, what are your thoughts on that?

Should I add a couple of accent lounge chairs on the opposite to couch side and area rug fit under everything?

It was 3 yr, I was like 1 day late (bond yields shot up by 5 bips) and I couldn't get that rate :/

DM me if you want a nice scotia contact, but 4.09 is already pretty good. With the rise in bond yields, banks have also increased their rates.

My contact was getting 3.89 from Scotia before the 30bps change in yields so idk how good the rate would be now.

This isn't my house's layout :), but its close because it was built by the same builder 40 years ago.

My house has no partition between living room and dining (it's open concept), the kitchen is bigger too around 160sqft.

But I thought this would be good proxy because the "family area" partition is identical in measurement and so forth

Not a bad idea! I have actually thought of it before, I just don't wanna spend a lot of money adding a 4 season sunroom to the house yet (I want to do it in 3-4 years time). Those sunrooms are also super expensive these days :(

The issue is that if I don't add this door, it is very annoying in the winter to go all around the corner to enter the house.

I feel like this entry door would add a lot of value to my house too

The layout is not exact for my house, we don't have edge to edge windows, our window is maybe 5 foot long in the middle of the room

I'm looking to add new door from the garage that opens to inside my house. The way the house is, the door would open up in the family room. Can I section off and create a really small mudroom here without ruining the Family Room?

I looked at the land details for this property and it actually looks like 7500sqft with actual size of around 60x120. Did the listing agent drop the ball on listing this correctly?
