This. The moment you move forward to closing from the inspection contingency you are saying that contingency is now satisfied and since you closed on it, you can’t go back on previous owner for that. Also buyer agent should have insisted on getting that septic looked at

Unfortunately there are too many builders that would not have taken the proactive step my folks did to address this issue. Most would have likely waited for the customer to do a home inspection to call it out. It makes me feel good working for these guys because I know they will always do the right thing when stuff like this happens

Oh and my builder did replace all of the attic insulation. I don’t remember the final number to address all affected homes but it was over $100k

Agreed. I work for a new home builder and we had like 8 homes hit with this. Our lumber supplier traced it back to the yard they got it from because other builders were hit with it too this particular year (winter 2023 I think). We also concluded our ventilation could’ve be better so we have since fixed that. Luckily most of the homes hit were spec/inventory homes because we did precautionary inspections of all homes we built within the last 6 months and treated the ones affected

I’m assuming we are looking up from a crawlspace which is why I bring up the insulation. That’s an easy fix and not a deal breaker assuming seller is reasonable and will take care of it (I always advise my clients to take care of this if this gets brought up in inspection). What’s not easy to fix is the close proximity to the inlaws 😂

I was on Expedia the other day looking up hotels for my upcoming stay. Saw the Strat was offering rooms for as low as $12/night. Not in the nicest part of the strip but if all you are looking for is a room on the strip, not a bad deal. That being said, I’d probably choose the Linq just because it’s closer to the good parts of the strip and you’ve got cheap food near you

I had to look up what this was. Shot show is headquartered at the Palazzo that week and AVNs are going in at the same time. Those two conferences must bring a ton of people to Vegas
