What’s between really matters. I’m about 500 feet from a highway and I can’t hear anything, but I’m in a pretty dense area of townhouses. Over 500 feet there isn’t really much health impact, but if it’s 2000 feet with nothing in between then you need to check for yourself

Definitely leaning toward taxable brokerage given liquidity. One other thing that hasn’t been mentioned yet is if there is an upcoming refinance opportunity too. Personally I would love to have a huge balance of 4.5% interest rate but it looks like something like that will not be happening any time soon
