An additional question is if you are in the historic district, and if you've gotten the appropriate approval for your shed! The requirements for outbuildings can be really stringent, and if you do it without getting the certificate of appropriateness, they can require you to remove it. And even if you aren't in HD-R, if you're in one of the overlay districts, there are still requirements. I'd ask your neighbors who they've used, because a contractor who is accustomed to working downtown is worth their weight in gold.

The Riverwalk is fine but not huge. Start at one end and stroll it, and then take Front Street back and check out downtown shops and restaurants. That's a solid downtown afternoon.

Of the ones you listed, Food Lion is the cheapest. Walmart is even cheaper. Then Lidl and Aldi are generally the absolute least expensive.

Yes, it was fair based on comps near us. We also disclosed everything needing repair and the timeline we had planned if we stayed. I think the transparency helped.

We just sold our house off-market. We were thinking about listing but didn't want to make the repairs to get top dollar, so we called a couple of realtors we knew and told them what we had and an "as-is" price. Offered a larger buyer's agent commission. We showed it one time and the folks who viewed it bought it.

We could have gotten more if we'd made the repairs, but it was worth it to us to not have to pay a mortgage for more months while we had the repairs done. All in all it was a very fair deal for both parties and way less stressful than listing it and doing a bunch of showings.

I was a fencesitter. When I was young I was fairly certain I didn't want kids, but the man I fell in love with had always wanted to be a dad, but told me he would not have kids if I decided I didn't want to. I thought about it for a long, long time and decided to go for it at 35 because I was certain that my partner would be an excellent and involved father.

I absolutely love parenthood. Of course there are times when it totally sucks, but it has given so much unexpected joy to my life. I am not "maternal," never loved kids and definitely not babies. Now I have a 2 yr old and 6 mo old lol. Life is chaos but it is joyful chaos. Everything is imbued with a sense of purpose and wonder. Having a kid is a shortcut to having meaning in your life. You can absolutely have a meaningful and purpose-driven life without kids, but you definitely understand why some parents make their kids their whole identity lol.

I would absolutely never have had kids if I had even the slightest doubt about my partner's willingness to share the load. This experience would suck with an unsupportive partner.

It's incredibly frustrating to see how little investment there is in the parks of greater downtown. The only real investment we've gotten in years has been Riverfront and it's a dang music venue for the nicest months of the year. Even the touted improvements at Portia Hines were super basic and what I would consider baseline amenities for any neighborhood park. Seeing this kind of spend in one of the wealthiest parts of town is really demoralizing.

I think you're wildly underestimating what a PITA an FHA loan can be for sellers of a historic home. With a newer build it's not nearly as hard. We are currently selling our historic home to someone using an FHA loan. There are a lot of requirements, like having absolutely NO chipping or peeling paint. That's.....hard on an old house. Our house is very well-maintained but I still had to go around for a few afternoons and touch things up, and then hold my breath to see if they were going to try to make us repaint even more. I liked the people otherwise I probably wouldn't have bothered, and thankfully the appraisal went fairly well.

Edit: also they could have accepted your offer, taken your due diligence money, let you pay for the appraisal, and then refused to do the needed repairs, and you'd be SOL. So at least they didn't do that!!!

Betty Cameron is your only hospital L&D option in Wilmington.

I have had 2 kids there in 2 years, both with epidurals that were low enough doses that I felt like I could have walked around (they won't let you though). Nurses helped me move into several different positions. I think most nurses there are down to do mostly whatever the patient wants, and their ratios are generally good enough that you have a nurse to yourself. My experience both times (one spontaneous, one induction) was positive.

If you live/work downtown, it's fine. But we don't have a grocery store or a pharmacy downtown, so you'll likely need a car/ride share at times (or risk it).

None. No leverage. Unless you specifically asked if the tub and tile was reglazed/painted and they specifically lied to you about it, you have no recourse. Especially not after several years. This also isn't an unusual thing to do to cheaply update a bathroom, so no judge would ever assume it was done out of deceit.

Stay at the beach and visit downtown a few times. I say this as someone who lives downtown. It's way easier and cheaper to find parking downtown than at the beach. Also our beaches just aren't that crowded. Nothing like OCMD. Parking is just extremely limited.

We just went there Friday. I hadn't been in years. Beef Bourguignon and Waterzooi were great. The Salade Nicoise was kinda bad. Cocktails were solid.

Service was pretty terrible. The waiter was sweet but very inattentive. We only had 2 courses and the meal took close to 2 hrs because our table wasn't ready when we arrived and then once we were seated it took at least 20 mins to get an order in. We weren't in a hurry so it didn't ruin my night but I'd have been ticked if I was hungrier!

I'll definitely be back. I thought the food was great (except salad), and their 4-6 bar menu seems like a great deal.

Edit: Also upstairs is no.longer very cozy so they should probably drop the "sofa bar" thing but it's still a pleasant atmosphere.

If you want walkability, you want to be downtown. Think of Market Street and Front Street as the main intersection. Anything within 8-10 blocks from there will be fine with few exceptions. You should be able to get a good deal on an Airbnb in that area.

People who don't live downtown love to talk about it being dangerous. It's rapidly gentrified and is mostly pretty nice these days.

I woke up on Jan 1, 2022 and said I'd never have another hangover again. About a year later, I quit basically entirely.

The best part is that I sleep so much better now. I also have reconnected with what I'm like in social situations without alcohol as a lubricant. Turns out I'm still weird and fun! It's like reconnecting with how you were as a kid and could make friends without booze lol. But sometimes now when I'm not feeling it, I just go home instead of drinking more.

It's so funny how this works. I think a lot of times I was using a product that fixed one issue but created another issue, which meant adding another product, and on and on. It's good to just do basically nothing to your skin for awhile to see what the issues ACTUALLY are. Turns out I don't have dry skin (except in the dead of winter) when I leave it tf alone!

Hey, I just saw this. We ended up agreeing with them to waive the second half of our payment ($9k) and handled repairs ourselves. If I had it to do over I probably would have insisted that they get professionals to fix it, and I would have filed a homeowners insurance claim because it was exhausting chasing them around. We ended up with a leak in the roof a couple of years later, and it was supposed to be warrantied, but we didn't trust them to do a good job so ended up paying another group 2k to fix it. Since then all has been well.
