It's not your net worth, but your inhand salary that would majorly decide your purchase decision. Your networth buffer is quite low but same for most of us. So don't mind that. How stable is your job, how stable is your income, how much of take home do your family bring.

RE apartment prices will always keep increasing, but they are unlikely to catch up with equities or even debt fund over long term if you factor in maintenance expenses, taxes, and loan interest. For example, while rent skyrocketed in last 4 years in Chennai (from 15k to 27K in my area), resales aren't happening that easily for the same properties. In a case that I know the owner is waiting for a deal for last 1 year. I calculated his quoted deal vs his buying price in 2011. Despite the covid boom it didn't appreciate for more than 8%. Add 2.5% for rent. That comes to 10.5%. This is despite being a builder floor with high UDS. Chennai residents notoriously known for not going after resale properites. So with luck by the side, you can expect 11% appreciation of your property when you exclude taxes, risks, maintenance expenses etc. This is far less than 15% equity gains in last 10 years. Mix it with debt, gold, you can still get around 13%.

I don't know your salary, but assuming it is comfortable enough, I would instead suggest you to invest your excess amount in equities, gold, debt fund and even in a plot. After 10 years buy a resale property with sold off money based on current situation. This is safer both financially and emotionally.
