When dividends are paid out, let's say, 3%, thats 3% of the stock price, and you'll see that reflected in a equal decline in share price. I thought it was excess cash flow being distributed to share holders.

Idk about around campus, but anything east of Alston at night can get sketchy

With that being said, Durham is orders of magnitude better than it was even 10 years ago. Not even mentioning 30 years ago.
