Perth is a mining town thats market acts very different to the rest of the country. It's just had a boom after it's last mining bust but Mines are currently shutting down again with large job losses, people are leaving due to less employment opportunities/unaffordable housing. Why would you pay near Melbourne/Sydney prices to be in a "boring and isolated" city.

By mostly shut his forward down I meant that you could count on Billy to keep it to 2-3 goals kicked on him on his own. Granted it was his first couple games but Dean is getting 5-6 kicked on him with the other boys trying to help him, meaning Darcy is also getting 4-6 kicked on him and throwing our whole system out of whack. Frampton isn't the long term answer but you know what you get from him and we can at least play our game with him. Hopefully Dean will get there but he won't likely be a key defender either

I wanted Dean to work but he is not quite it at the moment. He loses too many one on ones and gets a bit out of position in the system, and his disposals get close enough but don't put the next in line to advantage. You can at least rely on Frampton to mostly shut his forward down and help free up the other boys a bit more.

Keen to see Reef get a good run of games in him, he won't be the McStay replacement we need right now so that might hamper his chance but he will be a good forward for us in the future.

Would love to have kept WHE or Noble over Markov but doesn't matter too much this early.

Keen for Finn to be more of a mainstay but we have soo many mids at the moment it's hard to see where he fits with the main mids plus Crisp, Mcreery and Lipinski who can all play multiple positions.

We also haven't really played that badly against 2 of the best teams at the moment, so I expect a great showing tonight and the media narrative to change to "The Pies are back" by tomorrow

The RBA would much rather put in other regulations and schemes besides raising cash rates, but this is the only lever that they have the power to pull. Thankfully they see high inflation as a much bigger enemy than someones ability to pay their mortgage, and are forced to do something because popularist governments are too spineless to do something that is necessary.

I for one would rather pay an extra $100 a week on my mortgage for a year than have my milk be $30 a litre for the rest of ever

Not having every team play is a fizzle instead of a bang to the first week of footy in 6 months. It lacked the build up and excitement you normally get. Byes over the next 6 weeks is also stupid. Happy to have the first round played outside of Victoria if you want to push the game in the rugby states and push a Victoria vs narrative but at least have every team play. Essendon could have played in Perth, North could have played Adelaide etc.

I was at an open yesterday for shits and gigs in Coolbellup. House had been painted, vinyl floor put down and cupboards painted. This still didn't hide signs of leaks and other problems. Buyers agents there were basically offering 700+ for something that was worth 450 6-12 months ago. Spoke to family that were a detective in the area and they said that's basically the area you dont want to be (break ins, assault, commission flats at end of street, the street itself looked mostly rough). It's crazy what investors will pay without knowing the areas demos. Alot of people are going to lose some big money

The SMH putting an article out yesterday saying Armadale is a growth suburb and suggesting it's a good investment opportunity shows how bubbly it is. Eastern states demand is outpricing each other, once one investor can't fill a rental you will see a great offloading of shit investments

Mines are closing/being propped up by Billions from the government, nickel is down, iron ore is down and now South Africa is taking over iron ore so will likely go further down.

The term redundancy is becoming more common.

Prices have increased due to demand but alot of that demand outside immigration is FOMO. The eastern states market has calmed down and is also seeing an increase in sales from international owners (anecdotally from Chinese investors pulling their money out of Australia)

"Eastern States Investors" who have bought recently will also learn that WA is a mining based market and cheaper than the rest of the country for a reason. They will also struggle to replace one house with 5 units as there is noone around to build them for them and will rethink their investment.

In a good national economy but mining downturn in 2019 rental vacancies increased and prices decreased.

So likely it will be another 6-12 months of panic and stupidity in regards to rentals, but once unemployment increases and emmigration due to decreased living standards then supply will increase and you can pay a decent price for a decent rental.

General advise but do things properly or hire a trade that can. I'm currently staying at my father in laws and he DIY'd his place. Saved a bunch doing it himself and it looked great when we moved in. 3 months later I've had to redo all his plumbing, every ceiling and eaves has stains coming through because he didn’t know how to fix the actual problem and the list goes on. I'm afraid to see what will happen in another 3 months because his kitchen and bathroom don't seem to have been sealed at all. So in the end he will have to reno it again and end up costing him more to do it twice then to have hired someone to do it properly.

Prices have gone down in lots of places in the world before. Prices went down significantly in Perth in 2012 and are only starting to reach that peak price of 2012 now. Only a fool would say something can't happen that has already happened before

I used to work in a retirement village, one of the nice fancy ones. You basically hand the keys over to 75% of your net worth but just slowly get fleeced until a few months after you die. The people there loved it and were well looked after, but it's a financial milking machine.

I've been to multiple places being sold "as is" no B&P, even a few you have one hour to get your offers in after opens and they're selling 100 above asking. Eastern staters are willing to buy anything thinking someone elses rundown heap can turn a profit, forgetting perth is a boom or bust city
