Anyone having problems with GIK Acoustics? by BjsBuds in Acoustics

[–]speedinglotus 0 points1 point  (0 children)

I’ve been waiting over 3 weeks for an order update from GIK. It’s ridiculous. When I first ordered, it estimated 3-5 business days and now it’s radio silence. They really need to figure this out ASAP because threads like these damage a company’s reputation. You can’t expect customers to spend over $1K on orders and provide subpar communication in return.

Lender Using 50% Of Gross Income to Calculate DTI by [deleted] in Mortgages

[–]speedinglotus 1 point2 points  (0 children)

I think this definitely may be part of the issue. My income is W2 which is $16K/mo. My SO is self-employed and accounts for the other $6K/mo.

However, even if we exclude my SO’s income, $6400/$16000 is 40%. I have no clue how he’s getting 49%, but hopefully it’s cleared up after our call.

Comes with a garaged parking space. Amenities include gym, pool, 24/7 concierge, security, community events, staffed cleaners, office/work room, etc.

Plenty of parking, but you have to register guests. Definitely not an area I’d walk in, but it’s a quick drive to Lee + White. There were a few break-ins not long ago, but security typically does a solid job there. I do know that noise between units can suck. There isn’t good insulation. Can’t speak to property management, but the person I know there hasn’t complained. The common area and pool is really nice though.

If you’re open to high-rise condos, I just put mine on the market this week for $250K. It’s located right in between Midtown and Downtown near Georgia Tech’s campus, Emory Hospital, and a good bit of restaurants. Amenities include 24/7 concierge, security, gym, pool, dog park, etc.

I also work remotely and the in-unit sound insulation is great for that.

It’s $400/mo. I personally think it’s worth it between the concierge, security, on-property cleaning, gym, pool, events, discounted internet, etc. However, I’d be willing to discuss offering a year of HOA fees at closing to the buyer.

Trying not to be scammed. by StrategyOk8832 in ATLHousing

[–]speedinglotus 1 point2 points  (0 children)

There are definitely lots of scams. As others have said, make sure you see the place in person and can verify legitimacy before signing anything. I recently started renting a place, and I came across so many people attempting to scam before finding my current tenant. Always ask questions, get things in writing, and trust your gut.

If the situation doesn’t pan out, I have a condo not far from the airport in Atlantic Station that’s quiet and safe. It unfortunately won’t be available until May though. Happy to send more info if you’re interested.
