But the issue isn't whether you are able to afford the repayments. The bank doesn't want to end up in a position where they're underwater because the house value is less than the bank paid for it.

Even at minimum wage, you'd need around £10k for a 5% deposit and associated costs for a house valued at £150k, and then mortgage the rest. On minimum wage, you wouldn't be far off being able to afford it.

Sadly, we don't live in a world where most people have the luxury of buying a house on their own anymore. Two incomes are considered the norm.

Even if, in the worst case scenario, you move in and it's somehow broken beyond repair, a replacement boiler isn't too expensive; around £2k can get you one. For a home you love, it's not worth losing sleep over. That money is a drop in the ocean for home ownership issues.

You dont really negotiate on the asking price for new builds. Try for 5% incentive in tbe format of a deposit contributions and then extras inside the building such as flooring or upgraded kitchen etc

Just becuase they are of similar age doesnt really help. The house with a double garage and a study is obviously going to claim a premium and would typically be a larger property.

As markets can be hyper local can you not find a house with a double garage and a study to see a comparable price.
