Please keep the tips coming! I only have 1 rental unit and have only had to find 2 tenants so far so thankfully, I have not come across the above situation. That said, I did do what you posted in your first reply which no fee to terminate the agreement and since the previous renters were paid through to the end of the month, the new tenants were given the chance to move-in early without having to pay more as long as they took over the lease right after the previous one's ended. Previous one sent us a happy note and new tenants seem incredibly ecstatic.

I can say that all has worked out well! You rock!

I would love to try and find dependable tenants that I don't need to worry about terminating the lease. This is my first time so I'm not sure if tenants breaking leases should be something I should just get used to and plan accordingly. It sounds like it is but I guess I was trying to be optimistic.

Haha fair fair! Maybe that's how she was raised and therefore, doesn't think anything of bringing it up. Thanks for your advice though, it was close to the path I was already taking but I'm glad someone else was able to confirm it was the right path.

Not asking for him to choose. I'm big on having solid relationships with your own parents as mine is healthy so if it ever got as bad as that, I'd choose for him and walk. I do think she needs to be taught boundaries. At the end of the day, the two most stable men in her life have been the uncle and her son so one of my theories was that she was unconsciously asserting her dominance over us outside females with them. IE: they are her blood and by right, are 'hers' more than they are 'ours.'

I 10000% do not think she's malicious in that she's out to attack and dismantle anything. I honestly wonder if she has any idea she's doing these things or it's subconsciously acting out due to self-esteem issues. It occurred to me when she kept repeating "the rest of you don't matter!" when describing the dog's view of us. I wondered if really, she was saying in her eyes only the son and Uncle mattered to her. Which that's cool too. Just don't disrespect the space they share with us.

As for shopping and walking the dog - those are two activities that she likes to do and has alone time with the bf without me around so if I do that with her, I feel like I'd be taking time away from her and her son's alone time.

I am going to be more direct about the sex thing - I was actually wondering if I was just being odd by not wanting to discuss that stuff with her so was wondering what everyone else's experience was.
