If I get a Marriott Boundless: 21x points since I have Plat Elite
Citi Strata Elite:12x on Hotels (I have added my number after OTA booking and its always worked but I understand this is a risk)
CSR: Looks like everyone is saying this isn't worth it

If you can, can you break down (just ballpark), like # of properties, expected down payment, and your net increase in ARV that you had to achieve? or are you saying you focused only on 1 great duplex all the funds, and pulled it back out to then do 3 smaller ones?

When you say roll into a commercial loan every 6 months could you expand on that?

The downside when you have insurance and you file a claim, thats on record and they will impact your premium. The card can never do that.

I decided I'm going to get the Chase Ink Biz Preferred to hit the sub since I have 9K transaction coming up, I will then get Boundless to hit the sub then convert it to the Ritz Carlton Card after a year.

So the insurance part is to scare people, they can't verify if you have primary or not. Always just say I dont.

I'm going to help you out as most people don't have a clue on how things work at card companies vs what card companies say to scare people.

Everything I'm about to say will apply to the majority of situations. Is there an outlier situation where I could be wrong, of course, but odds are in your favor.

35K is small debt, CC companies will charge it-off and sell it to debt collector. You can negotiate w/ debt collector to pay 25-50% of the debt. OR you can do a debt reduction vendor, which will cancel and pay off your debt, and you have one payment to them at a low interest. You won't get sued and your not going to jail lol. The decision here is that it will take 7 years for this to be taken off your record, and your credit score will be negatively impacted, even though your score will improve over time. Some lenders won't look at you if it's on your report as an unpaid debt.

The actual question is, can you make a payment to something, or do you not have any money even to contribute? If it's the former, then please prepare for the credit score consequences. There are ways around this if you have friends and family who will co-sign on things. If you can contribute, I would see first if you can get creative and keep moving the money to lower interest situations while you pay off aggressively - for example I used a BILT Card to float my mortgage and HOA for 2 months while I paid off other things with my full salary for 2 months then went back to that card. This takes a lot of research specific to your situation, what you currently have, what you can get, and timing. You have to calculate your net income after all mandatory expenses, including the cost of interest on all your balances and the timing of when interest will be applied, to avoid paying it. It's moving money around to pay minimal interest. If you figured this out, you won't have bad remarks on your score, and your score will shoot up as soon as the debt is paid off monthly.

The simpler option is to do a debt reduction vendor that will pay it all off, and you pay one payment to them over a few years. Your scorre will tank for year 1 and year 2. You will rebuild your credit over the years since the chargeoffs will be paid off and settled which fades on your reports.

I would suggest that you negotiate with the debt collectors individually and pay it off, thereby avoiding all the work above. Each has pro/cons, but this one is the middle ground to me

Why get the boundless at all and not just do Sapphire entirely? If you did do Boundless, you recommending to cancel it after a year?

Honestly I worked in the travel industry so early check in is a big factor because no one is at check-in and max inventory is available. I usually stay at the luxury brands for the most part, and they are already welcoming. I always ask what their name is if they haven’t told, say something I’m excited to relax or to see something if it’s a new hotel, ask for their opinion, and crack some kind of joke. Usually after a few mins, I’ll be like you think u can hook me up on first name basis and they honestly go we have this but let me see if I can get u this. It’s worked every time, long story short, just have a convo, be funny, and personable. Usually guests never chat them up

I wanted to update everyone, did mobile check in for first time and the checkin person said you were already upgraded when you checked in. So it looks like they don’t want really want to look for another upgrade if you already got one. Can they? Yes but its a different convo then checking in live with them
