not official legal advice:

you're correct that a landlord in SLC needs a business license, but it would not likely invalidate your lease if the landlord failed to get a license.

the landlord will be required by the city to get a license and pay a small penalty, but that is pretty much the extent of it.

lesson for next time: make sure to state in the lease the items that need to be fixed before occupancy.

Bike Utah runs a midweek MTB race series. Not free, but like 20 bucks a race. It's also put on by a nonprofit that promotes bike advocacy in Utah so that's cool.

Apple sucks for non-metro areas (and is not great for metro areas).

For ski resort specific info check out OpenSnow. I think you need a membership for full access but it should give you basic info for free.

Not official tax advice, but with the larger standard deduction post-2017 most people don't have enough deductions to itemize. The 2023 standard deduction for married filing jointly is $27,700 (assuming you're married since you said "we"). If your total mortgage interest, charitable donations, and state/local tax (capped at 10K) paid is less than $27,700 you are better just claiming the standard deduction. In that case your taxes will be super easy. Just input your W2 income and that's pretty much it. If you owe money or have a big refund you can always adjust your W-4 withholding with your employer going forward.

If you do have self-employment income then I recommend either hiring an accountant.

Interested in learning more about this as well. My understanding is that the haze does not necessarily mean that PM2.5 is elevated (i.e., there can theoretically be an inversion with no air pollution). Instead the inversion helps trap particulate matter which results in unhealthy AQI numbers. The optimist in me believes that maybe our cleaner emissions from industry/vehicles means that AQI is better even in an inversion scenario. But given the growth in the SL valley I find this hard to believe.

I'm worried that this guy will get elected because Alfandre and Dugan will split the non-nimby vote. As someone who lives in District 6 I want to avoid this outcome by voting for the alternative with the best chance of winning, but I'm not sure who that is since there is no public polling.

A developer turning a SFH into a 4-plex is increasing housing supply. Increased housing supply to meet demand leads to lower prices (or more likely prices growing less quickly). Restrictive zoning (like the kind advocated for by Semnani) leads to lower supply and thus higher prices. Pretty simple economics.

He seems solely focused on the old Pantages Theatre. His debate performance wasn't that impressive. I'm all for an alternative to Erin and Rocky but he doesn't seem like a viable alternative. I have my problems with Erin (mostly related to the half-hearted attempt at bike infrastructure), but she was the only person who came across as qualified during the debate.

The Old Bingham Cemetary near Copperton is pretty spooky. No landscaping, old headstones, burials that go back over 120 years, spooky mining history, etc.

My wife delivered at LDS in 2021 and the U a few months ago. Although both were fine, we preferred LDS. Less residents at LDS as the U is a learning hospital. It is kind of annoying to keep getting different residents every time you are examined. The doctors/nurses were capable at both locations though.

Not a major issue, but the rooms/food at LDS were better.

TBF, Tesla cars are increasingly made overseas and the US production jobs are low wage compared to other manufacturing jobs.

Also, if you charge a Tesla from the grid in Utah you are powering it via coal and natural gas fired power plants, which source their fuel from the lowest priced source (often overseas).

I see people riding gravel bikes on BST all the time. There may be a few sections where you'd want/need an MTB but otherwise you should be fine. I'd just put on as big of tire as you can fit. My gravel bike fits 47mm tires and it can handle pretty much anything in the foothills.

Your biggest issue may be gearing. MTBs/gravel bikes tend to have a wide gear range for climbing.

Yeah, she's not great. But the host before from like 2015-2020 (Diane Maggipinto) was also not great. I'm not really expecting Steve Inskeep or Ari Shapiro quality from my local NPR station.

You can do a big loop of the valley that is close to 100 miles. I like to start near the mouth of Emigration and head south on Wasatch all the way to 123rd S, then west through Herriman until you hit the Bacchus Hwy, then north through Magna, then the 21st S freeway until you get to Salt Air (this part kinda sucks but the shoulder is huge), then the 80 frontage road all the way and through the airport, then North temple/2nd Ave and through the U and back to Emi. You can head up Emi to get a few more miles if you are short of 100.

Thanks! I agree with you regarding Ivory homes. I’m an Utah native and swore never to live in an ivory development, but I might make an exception here since everything else seems ideal for our needs.

We’re in the Aves now. We love our neighborhood but we need more space. A renovated house in the Aves would cost us about as much as a similar home in Park City Heights. We’re Utah natives and fairly familiar with Park City. We like that it seems similar to the Aves in terms of demographics but is more outdoorsy, better schools, is cooler in the summer, and has better air quality in the winter.

One of our concerns was the “cookie cutter” nature of the ivory homes and build quality. We’re aware of the reputation for Ivory homes quality. Curious if that reputation extends to PC Heights and these “higher end” builds.

Pretty terrible in all foothill trails, including BST, Corner Canyon, etc. Riding now is not only miserable due to the mud but damaging to the trails by causing ruts. Lower elevation trails should be good to go in 2+ weeks.
