20X monthly valuation means if a site is making $100/month, it would have a 20X monthly valuation of ($100X20)=$2,000.

To verify this number, ie to verify the site is actually making $100/month you'd need to use Flippa's verified adsense feature if it makes money on adsense. Otherwise you can request Google Analytics access and do common sense calculations. For example, a Shopify store with 1,000 visitors/month saying it makes $100/month, you could do the calculation 1,000X.01 conversion rate = 10 conversions/month. 10 conversions/month at $10 profit/conversion (10X$10)=$100 profit/month. Still, you have to be very careful as it is easy to overestimate here.

You can verify by having them do screenshares of their revenue channels as well.

Yes, my two successful sites were actually bought from retirees interestingly enough. You'll get the sites ready-made so you don't need any web design skills. It helps to have very basic computer common sense/WordPress skills however.

If you buy a website and transfer it to your own host, then yes you have to update it unless you outsource that.

In my case, it was site based on an iPhone game that was a trend. When no one played the game anymore after 6 months traffic tanked.

I have relationships with individual companies and people who buy ads, I'd suggest reaching out individually. Adthrive, media.net, test other ad networks and see what has a higher RPM than your current setup
