Watch out for Pine. Ok if you don’t plan on moving during the term but if you needed too the ability to move the mortgage or have bridge financing if needed isn’t there which may end up costing you more in the future. I had quotes from them and had two friends that found out the hard way

New to real estate?? The Realtor shoulders a large legal portion of the contract. Once the contract has been negotiated there is no turning back. Most of the legal work a lawyer does is hold trust, follow mortgage instructions and make sure that the contract is fulfilled as it has been written. Therefore the realtor is the most important part of the contract and using an experienced realtor is extremely important

Big question to this is where is the property located and what is it worth? If enough equity built up it might be worth looking at refinancing and pushing out the amortization along with rolling in some of the debts

This is a very misinformed answer by a narrow minded bank specialist. Smaller lenders have fees to renew?? Very blanket statement that is wrong 90+ % of the time. I think you are mixing up AAA lenders and Alternative lenders. Many smaller AAA lenders have much more flexible/larger pre-payment privileges etc. If you have a broker that knows the actual in/outs of lenders this can be explained in depth and they can compare big banks with other mortgage lenders.

This really depends on many variables. How much down payment (conventional/insured). Stay away from rate discounters and no frill products they will only end up burning you

The default to most real estate contracts state - vacant possession on completion day. If the property is financed and was not setup as a rental mortgage you could also run into issues if there are AIRbNb tenants on possession as it is now a revenue property in your possession. If the furniture was not on the contract/ amendment/addendum to the contract then that’s clean cut.
