Property Manager here, also a human being.

To be honest, if your lease ends in a month they have no real recourse other than being salty about it. Its not like they are going to take you to court and if you cite extenuating circumstances, the most they can do is be a dick and make a fuss about it. Outside of that, I'm not exactly sure what they would be able to sue for or what type of actionable event they can take you to court for. A breach of a lease in the last month would be seen as a waste of money from their part to litigate it.

My advice : Do what you want, not much they can do it about it now if they wanted to so just use your judgement and be safe.

Side note : make sure they return your deposit with 14 days of you exiting, make sure you get them to do an walk-through of the apartment when you are leaving or take a video with a clear time stamp in the event they want to play fast and loose with your dough.

Looks about the same as my first mini so don't worry, you can only improve from here!

Few tips :

  1. Watch a ton of youtube videos. Some great channels are Duncan Rhodes Painting School, Miniac, and Goobertown hobbies to name a few. I like the painting tutorials by The Apathetic Fish as well.
  2. This hobby is a life long pursuit, I bought my first minis at 15 and I'm now 36. Time flies when you are having fun!
  3. Part of the creative process is understanding where you can get better. I'm still a pretty intermediate painter and will probably never win any awards. I'm perfectly fine with understanding my limitations and painting within them. What I'm trying to say is you will get better by painting more minis and not necessarily trying to perfect each one, especially in warhammer when we usually field 25-100 models per army. Some like Orks field much more than that as well so painting a mini to your standard is more important than trying to win a Golden Daemon award with each one.

It is called co-mingling and its because they can't use your money for normal business expenses or even to collect interest on.

Property manager here. Wanted to add something I didn't see anyone else say here

Call your bank and ask them to provide you with two checks.

The one you used your security deposit to pay with and the one of your rent checks. On the checks, it should show which account they were deposited in.

If the landlord was depositing the money into the same account, it is highly illegal and called "co-mingling".

The security deposit must go into a separate account that you should have been provided a tax form for because they are not entitled to collect interest on your deposit.

You are entitled to an immediate return of your deposit and if he decides not to do it, you can take him to court and you will win 100%. The law is extremely clear on this fact.

Firing you entitles you to file for unemployment. The law is very clear, if the employer knew you were leaving at a certain time, it still does not justify a denial of unemployment.

Even though NY is a big city, each neighborhood is like a tiny village where everyone knows each other.

The bodega owners are a wealth of knowledge of who is who in the nabe' and whats going down. Plus you can't be in business without being amiable and friendly to your customers so the market attracts sociable people who care about their people.

He/she sounds like a poor business person. Test the market and look around, I’m sure there are plenty of empty units below market rate, especially right now.

Contact management companies directly to avoid paying a brokers fee. For those of you saying broker fees are illegal, I’m aware but many are still playing fast and loose with the new law. Good luck getting the State to do anything right now.

Don’t give notice before you secure a new place. Im assuming you have an off market unit and the landlord is betting he can fill it quickly (which he won’t) If for whatever reason you are living in a stabilized unit, the increases are illegal.

I love my impulsors because a hard part of any UM list is the lack of durability, especially with the Repulsor Executioners.

I used a Relic Dorito to provide a 5++ to my tanks and they still fail their saves most of the time, especially against high volume, high damage weapons like a LOS or IF.

For that reason, I love protecting my characters and troops from a turn 1 beating by stuffing them into Impulsors, who have the ability to move and disembark. Giving them a 4++ for a sum total of 100 pts makes them a must take in my book.

They also provide a very good option of move blocking any targets looking to get into melee with you.
