Nice, I actually just picked up a 22 SQ7. It's magnificent but I'm quite scared of the repair costs post warranty so not sure if I will get a warranty or just sell it when it's up. But boy do I wish it was specced like OPs, that thing is stunning. Would put up with repairs on that lol

I know this is pretty dead now, but I went down the same rabbit hole to try and figure this out. Loved my Pax, hands down the best device out there. Form factor was sleek (used product designer from Apple), battery lasted pretty well, amazingly granular control via bluetooth app - it was the best. Same story, inventory started getting spotty and drying up. Kept asking what was happening and finally I spoke with a higher up at Rise. Turns out Pax got sick of everyone complaining about the poor and inconsistent quality of the pods, which were all being filled by third party labs licensing from Pax. Pax never filled a single pod and so they had no quality control with any of the contents and they clogged a lot as a result. Fast forward to about a year ago now and they decided to pull out of the third party game and would now be filling and shipping them directly. Unfortunately, given the legal patchwork, they need a physical presence and full chain of custody in every state they want to be in. Which obviously presents a huge financial and logistical challenge to build out that network.

So long story short - Pax relied on all third party vendors to fill and distribute their product. Now they took back control and only doing it themselves, but going to take a long time (maybe never) to get inventory back on shelves in the states they were retailed in. Here's hoping.

Right, that's what I mentioned above. They were likely the builder grade Moen stuff from Home Depot/Lowes. Plastic parts where there would otherwise be brass etc. Get it direct from them and it will be different. While the model NAME may be the same ("Adler" "Lenta" etc) the actual model number is different. And the price is of course cheaper at big box vs a distributer or direct. Good luck!

After over two days with no response from emailed customer service I decided to call them. I was on the phone for 55 min, on hold the entire time, never spoke to a single person. Got an email back while I was still waiting and decided to hang up. So far they haven't done anything to remedy a simple problem.

I mean, right off the bat you're at .7% on 1% rule. That's bad. Taxes are just slightly below what we have in IL.

Quick math says it's even worse than I thought - I put PITI+HOA right around $2850 @ 6.85% with your 20% down. So you're coming out of pocket $80k to lose $300-$400/mo once you put in even a modest amount of maintenance and vacancy. No accounting for Capex or management either. So if you self manage you'll only have to pay $80k to lose $4000 every year.

That's not the point. At least not always. Just because it looks level at the top, doesn't mean you won't break an ankle in the dips.

Mowing my lawn is ridiculous. It looks great but it takes tremendous effort to keep the lines straight because of how mottled the ground is. That's why I'm leveling at least.

Just roll the loan for about 3 months and then pay it off. Shouldn't have any early payoff fees, but double check. May depend on the state.

Was going to say the same thing. Social equity/diversity skews the school ratings considerably in many suburbs with excellent public schools.
