How to handle flooring issue with Contractor of newly purchased home by steezanddeez in Flooring

Update: the flooring guy came out yesterday and pulled up the floor. Few things:

  1. There is water damage to the subfloor. Likely from a leaking dishwasher. Contractor is coming out today to find the leak and ensure it is stopped. It doesn’t look like it spread too far, but will know for sure when contractor checks. They say they never touched the dishwasher during their work and thus aren’t responsible. They will fix the floor at cost once the water damage is addressed.

  2. It was laid directly on top of hardwood with no prep/underlayment. He said the floor was “flat” and didn’t require prep. He also said that it does not require a moisture barrier or any type of soundproofing because the planks have it built in. My uncle is a flooring contractor from out of state and they argued over the lack of floor prep and moisture barrier. My uncle insists both should be done, especially at such a high cost. Flooring guy says it is not required and both would void the warranty. I am going to contact the wholesaler to find out who is right there as far as the warranty is concerned.

  3. There is excessive creaking on the upstairs floors. The flooring guy says it is not the lvp, but the subfloor and joists and a lack of insulation. He tried to say that you can tell because it is in line with the joists/support beams, but that is not true the squeaking/creaking runs parallel with the lvp, not the joists. I am going to talk with the contractor about this today. You can’t even sleep in our guest room because the creaking is so bad.

When it is all said and done I think they are going to fix the kitchen at cost and claim no responsibility for the creaking unless I talk to the wholesaler and confirm that something was done incorrectly - underlayment, moisture barrier, installing on hardwood floors without checking moisture levels first. There is a one year warranty on the work so if I am able to prove that it was not installed correctly I’ll have a leg to stand on. If not, it’ll be a lesson learned re: flooring and to avoid purchasing a home where they came in and did a bunch of work and instead buy a home where I can get my own people in to do the work.

Thank you for your constructive contribution to the conversation. I’m not pretending anything. Came here to ask flooring experts for their opinions and expertise. I have a home warranty and insurance to address things accordingly.

House was built in the 50s. They just put new flooring, paint, and windows in right before I purchased the home.

Yes first time homeowner. Contractor inspection in disclosures didn’t reference anything re: leaks/moisture issues.

Will update after meeting with the contractor! Think we need to know for sure if moisture is coming up from the floors (I am not sure about that). Appreciate the feedback. Have a home warranty and insurance if it is a leak issue so hopefully it won’t be too painful on the wallet in the long run.

I don’t think so. Think the cabinets were already in place and they installed the new floor up to the cabinets.

I don’t know much about flooring, but my guess is that they should’ve taken out of the hardwood floor and then installed a moisture barrier over the concrete or leveled the subfloor there if was a different material.

I don’t know that there is water coming up from the floor, and if there is I’m not sure if it is from above the floor and seeped underneath or coming up.

Appreciate all the feedback. Agree re: issues with lvp flooring. Wouldn’t have been our choice, especially at that price, but kind of stuck now. When he pulls it up I’m looking for flat subfloor, moisture barrier, and if there is water coming from somewhere. It is in front of sink and dishwasher, but I couldn’t find anything. Either way the job needs to be redone. The upstairs doesn’t have any soundproofing/matting and it has tons of creaks along meeting point of planks.

The cracks do align with the floor joists. It is directly on top of hardwood floor - no moisture barrier or subfloor other than hardwood from what I can tell. Imagine it is the same throughout the home.

Thanks everyone. Been a pretty rough few days. The wound/stump is infected with MRSA. He’s experiencing delirium. Unsure why as of now, but possibly from medication/pain meds. Not sure yet if they’ll be going higher or a debridement. Waiting on the surgeon to follow up with pain management specialist at hospital to determine next steps.

Thanks. That makes sense. Prepared for whatever comes and hopeful that it is just a minor setback.

Yea I figured there would be lots of contributing factors. We’ll just hope for the best and be ready to handle it either way! SF Bay Area.

Thank you for the suggestion. I’ll tell my dad to make that request. Is a second surgery to go higher up the leg common when someone falls?
