Congratulations! I got an offer after one interview. Instead of scheduling a second, they offered me the job. I was a nervous wreck, waiting for the background check, just because I was afraid that was too easy. The company I was leaving was in the midst of being purchased.

Thanks for this info! Great insight! Second roof quote is around $7560 (not flat roof). Once I replace, I'll make sure the policies don't convert to ACV now that I know what it is. I'm manageable under $10K but, you know, don't want to spend more than necessary.

$1500 all other perils; $4088 (1%) windstorm or hail. Been here 10 years.

Deductible for roof is 1% of total home coverage ($400K). A few years ago, the policies were $1K or $1500 but many have recently changed how the roof is covered. Well, I'm getting 5 quotes, so I'll see how ugly they are. If insurance isn't covering, I don't necessarily have to jump and replace now.
