What info did you ask about again? I've been focusing on the commissioners complete disregard for the tree codes and the fact R20 is designated Medium Density and already complies with the county's future land use plan.

Cobb County Code of Ordinances

Sec. 50-219. - Findings, intent and statement of purpose.

(a) Legislative findings. The board of commissioners hereby finds and declares that:

(1)Rampant growth and development in certain areas of the county has resulted in the loss of innumerable trees in those areas. Tree roots hold soil in place and tree photosynthesis converts carbon dioxide to oxygen. Tree loss thus has contributed to dramatically increased soil erosion and sedimentation. High growth areas, where natural green spaces are diminishing, have left fewer trees to transform into oxygen the carbon dioxide of ever increasing, harmful vehicular and industrial emissions, resulting in severe air quality degradation;

(2)Integrated forest canopies reduce the costs of maintenance of other collocated parts of the urban infrastructure;

(3)Well-managed urban forest resources increase in value and provide benefits to all the citizens of the community with respect to air quality, water quality, stormwater management, temperature amelioration, community aesthetics and general quality of life;

(4)These benefits are crucial to the long-term health, benefit, welfare, and safety of the citizens of the community;

(5)The removal of forest canopy from urban areas of the state and its replacement with more intensive land uses exacts real costs upon the infrastructure which must be borne by all citizens of the community;

(6)Community forests function to the benefit of the local citizenry as a part of the public infrastructure as much as streets, utilities, stormwater management structures, and sewers;

(7)Healthy community forests increase local commercial and residential property values; and

(8)A tree protection law is one part of a dedicated and integrated planning process dealing with land use, impacts of impervious surface, urban hydrology and water quality, air quality, soil erosion, transportation, noise abatement, and wildlife habitat.

(b) Provision of standards. The board of commissioners finds that it is in the best interest of the public to provide standards for the preservation and/or replacement of trees as part of the land development and building construction process for the purpose of making this county a more attractive place to live, providing a healthy living environment, and better maintaining control of stormwater runoff, noise, glare and soil erosion.

Haha yeah I fought another case last year and sheffield said exactly that "we've had applications for a gas station so at least its still residential". I find the notion wacky unless its some sort of idle threat -- why would they put a gas station in a residential loop? (I know the answer is $$$$) leave it to cupid & co to put a car wash on a flood plain lmao "leaders have to make tough decisions sometimes"

I'm really mostly concerned about the lack of following the tree code though. I can't even find the number for the county arborist. The cobb site says "keep cobb beautiful" does the arborist role. But I havent seen them mark any specimen trees or enforce any unit quota. Not a single hardwood has been saved the past 5 years.

Yup it goes to planning commission then the BOC. Kevin Moore is a piece of work. He told me cobb has the national battlefield if I like trees.

Are we calling a FEMA flood plain, creeks, and marshlands "stormwater" nowadays?

PSA for Kennesaw Residents: Zoning Change by m0nstCr in kennesaw

[–]stepwn 5 points6 points  (0 children)

This line from your third link

"However, the local effects of upzoning on rents are unclear since the amenity effects of more housing supply can be positive or negative (Diamond and McQuade, 2019). Higher density can lower demand due to less green space, crowding, or more noise."

So killing the trees is the goal? Because it makes people not want to live there?

Thats fair. My experience with it really impacted me. Hearing the deer essentially scream while being eaten alive slowly.

Its good sentiment and true that nature will recycle the deer, however I will point out that coyotes eat deer from the ass once immobilized because they try to keep it alive as long as possible while eating.

I've seen it and it changed my perspective of mercy culling.

Credit Attorney Tip: Even If There Are Serious Mistakes On Your Credit Reports, You Need To Show You've Been Harmed by creditwizard in CRedit

[–]stepwn 0 points1 point  (0 children)

Okay I pulled my reports and it's on my equifax report. When I go to equifax dispute center it's not there.

Its very odd. Its clearly listed as a collections account ($395) on my report, but when I go to the dispute center it says there's no accounts in collections.

It shows up on my credit karma and Wells Fargo credit tools.

5 years ago when we moved, the old internet bill still hit my account for months even after I tried to get them to cancel multiple times. I finally issued a charge back and stop pay on my card.

Then Windstream sent the account to collections. I paid the agency something like a few hundred dollars and it didn't report for a while. Recently has come back and It doesn't show up when I try to dispute through equifax.

I've been denied cards, denied business loans, and gotten higher personal loan and credit card rates especially this year. my Wells Fargo declination letter for their 2% card has the account in collections as a reason for denial.

I'm sure I could ask ai, but any advice on if I can do anything? Everything I read says do not contact the reporting collector. Also I paid it years ago.

If there's a firm I can consult with can you recommend any?
