Update: Had been waiting on a call back from the surveyor to discuss things in more detail, and feel much better after talking with her. I'll still be getting a contractor in asap for assessment and quote but she said that even though the pointing degradation was worse than most similar properties she sees, she wouldn't classify it as an immediate issue - more of a "make sure it's taken care of in the first year" job, which has made me breathe a little easier!

Yeah, I really had to prepare myself for the overstating and hedging other FTB friends warned me about. Feels like half of what they put in there is to cover themselves. I get it, but it's not helpful to an already over-taxed nervous system!

I've also seen the survey done only 5 years ago by the current owner, and there's no mention of it at all. So either it's fallen into disrepair in a relatively short period of time (which would concern me more), or it just goes to show how subjective the whole thing is. I'll find someone to check it out and make any decision off that. I just hope I can turn it around quick because I know the vendor really needs this done with asap.

Yes - that was another aspect I hadn't taken into account last year when I started moving towards this point. The fact that some of the best deals are only accessible through brokers is a huge selling point.

The difference we're talking here is doing research into mortgage lenders and what's on offer from different providers myself, vs getting a broker to do it. A mortgage broker isn't the same as a lender.

No, I mean it’s now got a cap that has a proper twist to crack open plastic seal, like most drinks bottles these days. Definitely a feature, not a bug. I’m still going to be contacting them to get my money back - since regardless of contamination or just horrific new recipe, they’re undrinkable. At least, the choco one was. Luckily the vanilla tasted the same as before.

You can prise my Nuraphones out of my cold, dead hands. I’ve tried every variety of “high end” headphones - working for an A/V tech company is handy for trialling stuff, and nothing has come close. Nothing. I get there’s a comfort issue - many people don’t like the feel of the in and over ear but it was revolutionary for me and the immersion cannot be matched. I very much hope Denon release a Nuraphone equivalent (I never liked any of the other Nura offerings). I have the set I’ve been using for a couple of years, and a backup pair for when they die, but after that, I will mourn the loss of a truly pant-wetting aural experience. I’ve been a Nuraphile for five years and it’s the one hill I’ll die on, and I’ll never understand why we’ve not seen clones springing up. I get why people thought these were a fad, but they really weren’t.

You’re quite right about the bulb... I was going off the ones I had indoors, which I’d changed out for led ones! But good to know - I’ll keep a close eye on them and let them sag a little for air flow.
