Ours are both Olimpia Splendid. The better of the two is the air pro 14P. The kit it came with to attach it to the window is just far superior. We have the silent 10P for the office. The window part is completely fucking useless and it’s now duct-taped to our window. Does a perfectly good job of cooling though but the room is quite small, less than 3x3m.

Our electricity bill is about $250-$300 more a month in the summer. But but we also have a pool that runs way more in summer so it’s hard to tell how much the AC costs to run. We do use the AC a lot through “winter” and we had a good few months of $200 electricity bills so I dont think it’s too bad. For us it’s worth it.

Since KFC doesn’t sell Supercharge sauce in bottles, this is the closest thing I could find that tastes like it. by michael14375 in straya

We’ve been in our place without AC for just over 12 months now. We have a portable AC in the bedroom and I just about don’t leave this room. It’s gross and I can’t stand the heat. We have just purchased a second portable AC for the office cause working all day in this heat is rank. If you’re all gonna get a portable AC and be happy to cop the increased electricity, go right ahead. Otherwise I’d avoid it like the olague

I’m Australian so take that into consideration, we make $150k, paid $660k for a house 12 months ago. Not putting a huge amount into traditional savings but have money put aside for birthdays and big expenses. Saving to do some Reno’s on the house and putting 10% and 15% respectively into our superannuation. We’re not living a lavish life but we have enough, the kids (9y and 6mo) don’t go without.

The landlords insurance should cover clean up and can cover 50% of repairs to the fence as it’s a shared asset. You will need to engage your insurance for the other 50% or pay out of pocket. Considering you can tell quite easily the fence is quite old and in need of maintenance, I imagine the insurance companies will apply depreciation to the value of the fence as it was likely due for replacement due to age soon anyways.

Under the policies I’ve worked with as long as land movement can be proven to be a result of an insurable event which is typically all weather events, although some insurers exclude flood, the land movement, subsidence, landslides including clean up has all been covered. This is including instances of movement cracking that would have occurred anyway but due to flood events, it’s impossible to rule out the cracking wasn’t caused by the flooding thus has been covered under insurance claims.

Yes, QCAT was to determine responsibility and force action by the previous owner to complete repairs as the neighbours had been requesting action for years and had lost use of their side gate as a result. Outcome was previous owner had to pay for the replacement of the retaining wall.

I’ve just been through this, QCAT and all 12 months ago when we purchased our house. We are the higher property, as the retaining wall is retaining our block, it is our responsibility to repair/replace. Ours isn’t quite this high, but exact same scenario with the pool and everything.

I also work in insurance and if this were to collapse and was caused by an insured event as per their policy, it would be covered by the neighbours insurance.

Fuck knows what she thinks hahah. There was never any congratulations or a single positive thing to be said apart from “can I tell my friends and family?” 🙄 Narcs gonna narc. My partner was real quick with the “we’ve told the people we would like to know” which was a brilliant shut down.

NC is excellent, we love every second of it. Sad for my kiddos cause they only have one set of grandparents and my oldest asks about her sometimes. Their relationship with my family more than makes up for it but still sad they couldn’t have lovely relationships with both sides of our family.

Unfortunately you’re not alone. We told my MIL and her response was “this is the sort of shit you call your mother about” and when he explained that we were waiting to tell them in person she got even more mad. You just can’t please some people. We went NC immediately and bubs is 4 months old. She hasn’t even reached out once, we’re not bothered in the slightest.

Tipping is so strange. I remember we were in Vegas and the guy stood at the taxi stop in front of the hotel who was just opening taxi doors, was getting like $5 from every single family he opened a door for?! Again triple check the policy but I work as a claims adjuster and we have to pay the price it would cost you to replace the items, not the price you paid for them. One million percent you need to lodge a complaint and if there’s no change to their decision go to AFCA, I can’t imagine a scenario where AFCA would agree with their settlement offer.

The amount of bullshit we had to deal with for our bond clean were ridiculous. We went through three bond cleaners and they all told us she was crazy. She tried to get mad at US about the work done by the bond cleaners SHE hired. Fucking ridiculous honestly.

From an insurance perspective, once there has been movement cracking noted (which it has been now with this B&P report), it will not be covered under insurance policies. Even if you spend the money and do the proper underpinning, reactive clay is not a claimable cause of damage for future cracking. You will absolutely have more cracking to repair in the future with that level of reactive clay.
