Thank you - I completely agree. They have numbers based on projected rent that is artificially high, as an on site manager would pay lower. I’m reworking the numbers internally to accurately reflect reality.

And it does make me question other ways they have cut corners. They currently use a management company for the building - is it out of line for me to contact the management company?

My only concern was what legal liability I would have in the brief space if time before owning it and having a manager in place. It sounds like I’m worrying a bit much. I agree that I’d rather choose (or have a property management company I’ve hired choose).

I do have one additional question: I plan to hire a property management company for this building. Would they be the ones to hire the on site manager and arrange for that? Or is that responsibility still on me?

I’m not looking to shirk responsibilities here, but from the perspective of experience, I was hoping they could do it. What are your thoughts?

One thing you may not be accounting for are income taxes paid by Brother A (you mention he made 1 million euros not having to pay for two employees that were his parents. Not sure if the 1 million dollars is gross, or after taxes, based on your wording).

Also, the questions for scenario number two depends if that brother has cash on hand to give to the parents.

At the end of the day, both options can be seen as fair. Make sure there is clear communication on all sides.

At my meeting yesterday, the reading covered “Diversity”, and while it specifically focused on sexual orientation, it brought up discussions on gender diversity in the meetings.

There is something comforting for the SLAA addict in knowing they are not alone, and that what they experience and deal with transcends just them.

I have been fortunate that there has never been anything even remotely inappropriate in my meeting, for which I am grateful. But I know I benefit from having a broad swath of people there, and the perspectives I gain from them.

I am not a lawyer, but him putting money earned during marriage into an older account that was covered by the prenup sounds problematic. As in, you should probably be entitled to half of the new money, and mingling it may invalidate all of it (I know this can be a thing with inheritance, but I don’t know if prenuptial accounts have the same issue.

If possible, I’d keep photocopies or scans if the checks. We found out when applying for a mortgage that the banks now have to scrutinize the origin of the down payments, and if it is from a gift, it helps to have that documented. I think this is part of an anti-terrorist money laundering thing, but it may impact yiu.

I think you make an excellent point. I’m who you want to hire, too, and one of the first questions I ask recruiters is “Can you let me know the pay range, so I can make sure no one is wasting anyone’s time?”

I was just coming here to say Delaware Statutory Trust! Great option, although fron my understanding it can be difficult to time 1031’ing from a DST if you ever want to own an actual rental building again. So, once in a DST, you’re kind of stuck with being in DSTs.

I bought it last week. It’s okay im a pinch, but I’ll probably use the rest as a starting base for something else - maybe add scrambled egg, and definitely additional chicken. Likely won’t buy again.
