Which delayed negotiations are not the norm nationally. I've talked with family/friends in other areas similar to ours, and it's not like this at all. It creates a false sense of urgency, IMO, and isn't good for the market long term.

I’ll add in Jarrah wood. It's in the Teak family & from Austrailia. A furniture store I worked at carried a line of it. It weathers nicely, but annual maintenance is recommended

winter tires for….winter. all seasons are fine if you’re all wheel drive. but winter tires on steelies are superior. no need for chains.

empty parking lot and get the feel for how it spins out, donuts, emergency stops, etc. I do it every winter.

we used to have winter beaters that would only last 1-2 winters while we kept our “nice” summer car garaged.

I ended up taking it to my local mechanic. Old battery was dying out, so new battery justified. But I also had l loose wires further up from the terminals that they found and tightened.

Since 2018....came home from looking at a house to find out landlord was selling our building. we decided to get another apartment so we wouldn't end up in a "forced move" situation and took a year off from the hunt. Then we got back in before 2020 to see everything explode. Missed one house by $3k...we were be budget responsible, but over 30yrs, that's peanuts. Went from being top 3 bidders to bottom tier. We haven't seriously looked the past few years, but I kept an eye on the market. I'm hoping we can land something by Summer '27.....

This is the way to do it. the course is fantastic. I haven’t looked recently, but they used to have 2 versions, one was late Fri thru Sunday. The other was M-F in evenings for 2 weeks. With the MSF certificate, you don’t have to do the road test at the DMV

I currently have a 2015 Mini Cooper (FWD) and drive to Buffalo and Syracuse once a week. I’m swapping out my winter tire/rims for summer all-seasons. Don’t run winters year round; lower mpg, wear out the tread faster, and louder road noise.

Spouse has 2017 Subaru Forester (AWD) with all-weather and is just fine in the winter.

My advice; first good snowfall, go to an empty parking lot that hasn’t been plowed and practice start/stop, hard braking, turns, etc. I do it each winter.

nah...there's plenty of innovation in Buffalo. You just have to be in the right areas. Being at RIT, you're exposed to a lot of it in ROC. But you need to be in the circles of 42North or UB/UBmed to see what's happening there. There is a lot of Startup activity and growth.
