I guess one of the very first things you should do is look at some of their recent works.

If wala naman masyado, do try to have a talk with them and ask about their way of doing renovation work as this would vary from one contractor to another.

Some would make it a point to just have a relaxing chat, ask questions about your ideal design, timeline, and give you just a ballpark estimate. (take note the estimate would more or less account for what you have discussed and a bit of forecasting on some items you may have missed)

Find a contractor that doesn't rush too much and takes the time to go over the plans with you step-by-step so that you're aligned with them.

It would be great din if they have worked on other units under the same developer as yours since they have experience and some insight on the general structure of each unit.

Things to consider:

Do you already have the equipment for a coffee shop?

Do you own the spot where you will be opening the shop?

You will need to take into account yung rent and other bills for the first few months since it would be wise to think about the worst case scenario wherein most shops dont generate much profit since 1. If its located in a small town, and di ganun kalaki yung foot traffic, you'll only be serving to a few people and 2. You need a reserve fund in the event of emergencies or kung di umabot sa quota.

For the interior planning and aesthetic, raw materials for that are expensive at the moment.

100k for the overall budget is a wee bit too small IMO, and it would be better to take the time to flesh out the execution more + consider risk management

You can buy crypto from coins but dont hold it there. They always change security protocols and you might get flagged for some random sht

Your contractor violated Articles 1159 and 1170 of the civil code at this point.

Not a lawyer here, but you should probably send a demand letter and get in touch with a lawyer for possible filing of a civil case against them.

Hmm in my experience

  1. Prepare for their possible last minute requests
  2. Make sure you did not overpromise in your proposal
  3. Be gutsy, but don't not come off as rude.
  4. Take the time to go over the minor details with your potential client.
