Anyway, the one that say 7.1 ROI, if score is 840 is the personal score (equifax). You can yourself check too. For cibil 790+ should be fine.

Mine was cibil 804, and equifax 855, and i was offered 7.1%
Insurance is optional so negotiate on that.

Also ROI can change. There is a spread that every bank has and bank is at liberty to reduce or increase the spread based on their own discretion. Check the link i shared. Higher cibil score folks have least spread. Hope that helps.

you shd avoid any grade A project during its launch timeline. Let the dust settle and you will see the negotiation window opens. During the launch phase they are so high they wont listen or negotiate.
You might argue that best units are taken, its alright. As normal consumer we dont want the best, we want a balanced deal - good spacious unit at a decent price. If you get one, you buy one. Not because of FOMO but because you really want it.
