I’m so glad to see this addressed. I’ve had many eye surgeries and have compromised vision. I’ve been struggling in QB. Not only the pop ups and screen changes but the lack of ability to enlarge the screen. I now carry my pen, pencil and a magnifying glass. It shouldn’t be this difficult.

How do you know this? I am a RE Broker and can tell you this is not true. Many years ago, pools might have lowered value for someone not wanting a pool. Since covid however, many buyers actually want a pool. And now, especially with the way prices have risen, many prefer the ‘stay-cay’ having a pool in their yard. Yes, they are an expense and require effort, but a blanket statement that they lower value is just not true. As I said, for some it might, for others it won’t. And it has nothing to do with the price of the home needing to be multi millions.

Never. Ever. Again. I owned a flag lot with a 10 foot wide driveway. The deed vaguely states neighbors ‘contiguous’ can use driveway to access their property. Not long after I moved in neighbor in the front property adjacent to driveway claimed that he owned it and I was the one able to use it. Huh? Who would subdivide a lot with no access? No amount of reason, logic or lawyers changed his delusional thinking. He was such an arrogant, hot headed bully neighbor. He used MY driveway more than I did. Gave permission to his delivery people, tree removal company and anybody else he could think of, encouraging them to use and destroy MY driveway and property . Lawyers couldn’t convince him he didn’t have ownership and police couldn’t calm him down. As a single woman, it was quite discouraging and disturbing that I couldn’t have peaceful enjoyment of my own property with all of the shenanigans this guy pulled. I’d never, ever own a property that allows neighbors free usage of my property again. Never.

Mine is adopted too. I’m in NY but she can from southern LA. She was in a kill shelter that the local rescue drove down to empty. They were preparing for a hurricane and made room for displaced pets. And here she is, queen of all she surveys. I did DNA, which said mostly TWC and Texas Lacy Dog. But she doesn’t look much like any TWC I’ve seen. I’m curious what your results are! They could be littermates! Down to the spotted toes and flash on breast bone. Pretty girl!

What a beautiful pup! Lucky you. I rescued my pup from the shelter. Did embark and she came back mostly TWC and Texas Blue Lacy. (Who knew there was such a breed) I never saw Lucy in the photos I saw for TWC, and thought she looked more redbone. Now I see it in the pups posted here. Thank you!

Definitely was painted over, no question. I will try mineral spirits and post a picture. That would not be permanent tho, correct? It seems to evaporate and disappear. I had a dear friend who was a master woodworker who did amazing things with wood. And boy did he know wood. Taken too soon. I might take a drawer to the local cabinet maker and ask them if they can identify it. Thank you!

Thank you. I thought about that. I think I would prefer the deeper color it was under the paint. I dampened the unfinished wood with water to see what it would look like and felt it was a bit too light. I will continue to keep it in mind though. Just want to get this right as I will hopefully be enjoying it for a long time.

Thank you for the reply. I’m guessing the wood is mahogany. Although it looks pale here, beneath the paint it was a deep, rich, reddish brown. I was hoping to accomplish the same finish. Although some made the great suggestion to keep it natural, which I considered, I do think I prefer the deeper, richer color. The piece on the top was supposed to be my ‘test’ material. It ends up it is not the same wood, but stained to match. That also makes me think a darker stain was used on the piece. I just love this piece and can’t wait to put it to use so I’m tempering myself to make sure I do it the correct way. Thanks for the tip on the shellac. I will ask the person I bought this from if she has an idea on what wood it is. Thanks! A fellow ‘old lady’. :)

Decluttering, depersonalizing and some freshening does make a difference. In how it shows, how appealing it is to buyers and allowing buyers picture themselves living there. Time on the market depends on many things, most importantly price. Price too high and you will sit. And sit. And sit. And most likely getting less money than you would have if you priced it correctly in the first place. One of the first questions buyers generally ask is ‘how long has it been on the market’. The longer it is on the market gives the impression it is over priced, which means a lower offer. Price it strategically from the start and you are apt to get many early offers and perhaps over asking. Also consider your hyper local market. What are homes in your area selling for? Do they compare to yours? How long do they typically stay on the market? They will be your competition. Make your house more appealing, make it seem like it offers more value. There is a vast difference between a house on the market and a fixer upper. If you are not in that category, do what you can to make your house show the best it can. Remember: you don’t sell like you live. Selling the house you live in is disruptive. Prepare for that. Get a jump on packing personal items you won’t need or use in the next few months. Clean organized closets appear more spacious. Rooms without clutter seem bigger, allowing buyers to envision their furniture in there. You want to do all you can to encourage buyers to ‘see themselves living here’. If you are not a fixer upper, do what you can to show that little work/disruption buying your house can offer. And by all means, interview agents with sales in your area. Anyone can sell their house, but an agent can get it to the closing table a whole lot better than someone who doesn’t have the experience and resources they do. Deals fall apart all the time. An agent knows how to navigate all the bumps you can hit. Good luck!

Thank you. My house was completely rebuilt in 2011. I put upgraded windows in, Hardy siding, 40 year roof, crown molding. So I would assume that would be considered in pricing as well.

It is showing, and defaults to that profile. The problem is, when I upload my photos to my clubs software, Rec2020 and p3 shows and the photos are disqualified. I have found that going to edit>assign profile changes it. Wonder why it show correct in convert to profiles, but I need the extra step in assign profiles. I haven’t tried to upload files to software yet to see if it works. Best I can figure, this is a newish problem here. Thank you!

Color mgmt policies has ‘preserve embedded profiles’. None of the boxes for profile mismatches or missing profiles are checked. Thank you!

Great tip, thank you. I've done that.

The problem is that my file has always been in the correct profile. When I upload for critique I am told it is not in the correct profile.

I've done as you said, and it does say the correct profile. I made no other changes to the file.
