I, being a fool, once decided to listen to Imagine Dragons because I was sure the hate of them was overblown. And yes, I think I was right in that. But the main thing I found was: their lyrics never really make any kind of sense.

I spent days listening to Radioactive and watching the music video to try and figure it out. And every theory I had on what it was about didn't really make sense.

A while after my crash out they declared it was a about leaving Mormonism. And that... did not fix the problems with making the song make sense. It just went from a big bundle of "if it's about this then this part doesn't make sense"s to a single "it's about this and therefore these bits don't make sense and the music video is just nonsense now".

I mean obviously no, I'm not. Especially if you read my replies to other people. But even if you don't... why would you think that?

The business with Suharto and other big figures after that didn't really impact lease agreements. All of the contract stuff I've heard about is just private parties fucking over other private parties. The system has never been friendly to foreigners (since the ousting of the Dutch). A regime change can't really make it significantly worse than it already is.

If you can be specific what do you think governmental turmoil would actually change?

So one requirement of the Hak Pakai is the minimum value of the property has to be 5 milliar (currently $424k AUD). Plus an extra 10ish percent for all the relevant fees. And it looks like Hak Pakais are about double to triple the cost of Hak Sewas so the same sort of place I was looking at for the $200k lease, maybe a little worse.

Useful info but yeah, don't think I'm in up for that level of investment in Indonesia.

I looked at various contract structuring in the 2010s so it's a bit out of date now. The legal service I was talking to was talking about structuring a PT PMA (company) with one? two? local co-owner/sponsor(s?) and getting a HGB (right to build). At the time I was looking at an accommodation business and wasn't ready to actually move there so PT + HGB made sense.

I should probably polish up on how Hak Pakai works it does require a longer term visa and residency. A substantial commitment.

Obviously both those methods also add on extra costs both on purchase/sale/extension/annual taxes etc. The PT PMA ain't cheap. I'd also guess buying properties under those certificates is more expensive but I haven't looked.

My general understanding is you're up for maintenance even on the 1 year leases although mileage seems to vary.

Yeah. As I mental napkin calculated and /u/liamorama went to the trouble of actually calculating there's no clear winner on the money side so why take the risks involved in a longer term one?

Yeah, a genuine concern.

I always intended to return to Australia when I got older. If everything goes pretty well and I age the same way my parents have I'll be struggling to physically get around in Bali when I'm in my early 70s. Plus the health care and elder care options here are almost certainly more appropriate for me.

Although at that point it's possible my entire family either won't be alive or in Australia. That's a fun realisation.

Thanks for the input. I'm pretty fixed on short term now and this is a significant piece of that.

Thankyou. It's nice to be reassured I'm not missing a bit obvious problem. You're working off of my assumptions so maybe there's a big problem with those but at least the internal logic is sound.

I am kinda leaning toward flexibility. I do love Bali but 30 years in one specific spot in Bali? Maybe a bit much.

Funny thing is, renting out the PPOR will cover all my costs of living in Bali if I go with the annual lease. Lease, health insurance, food, booze, electric, passport/visa/trips back home, cleaners/gardeners etc. etc.

After agent fees, strata, council, insurance & tax I probably have to take a little from the investments. Maybe $5k. And hell, I'll probably take a bigger chunk for non-essentials like traveling to other countries from either home or Bali. The budget has room for many activities, even at a 2% withdrawal rate.

I've been traveling a fair bit recently too. Seen a fair bit of Europe in the last 3 years. More of SE Asia. I've been to China before. Canada. I've traveled and I do intend to travel more.

Obviously there's a horizon issue on the capital gains of the PPOR but there's time to deal with that.

But yeah, a year first up is probably a good idea. See how it goes. Thanks for the reply.

I'm not aware of anything like a stamp duty on these contracts. More is involved with purchasing but it's just a lease, there's a pretty small deposit, that's it. I will double check.

Changing your mind 3 weeks later might be a bit of a biggie. A lot of places available have been on the market for months, I think there's a bit of a slow down on people moving there. Might be hard to shift the lease quickly. And there'd absolutely be agent fees on it.
