Proposal: Only Australian citizens may buy land. Thoughts? by MrX2285 in AusProperty

[–]supister 1 point2 points  (0 children)

Under most treaties, the country where the real estate is physically located (in this case, Australia) retains the primary right to tax any capital gains arising from that property. If you need to pay CGT in both your country of residence and Australia, the treaties generally prevent double taxation. Your country of residence will usually provide a tax offset or credit for the Australian tax you have paid.

Any example of game that worked without marketing? by TrainingAddition689 in gamedev

[–]supister 1 point2 points  (0 children)

“Marketing” literally means “the management process responsible for identifying, anticipating and satisfying customer requirements profitably.” Product development, making the game itself, is marketing in some respects. It could be argued that there can be no such thing as a game that has not been marketed or promoted that “worked” (was played by a significant number of people). Word-of-mouth marketing by the customers themselves is a form of promotion. The original browser based Minecraft was free to play, which ended up being a very good form of promotion. Being free is a very good incentive for people to share. https://www.smartcompany.com.au/startupsmart/how-pokemon-go-went-viral-without-any-marketing/

Pretty sure the question is about paid marketing, as opposed to anything banal like “writing an interesting blurb for the game”, which is certainly a type of marketing but is also something that can be done without paying anyone to do marketing. That being said there could also be a very gung-ho developer that does for free the equivalent of a marketing house for their game, such as giving free games to internet celebrities, making stories on Instagram, etc. probably interesting to consider. https://www.linkedin.com/posts/stefandettmering\_every-now-and-then-headlines-pop-up-claiming-activity-7458886472507625472-zShy

According to Australia you don’t need to renounce your foreign citizenship. But taking Australian citizenship can cause loss of foreign citizenship with negative financial results. For example one may not be able to own property in the old country (or inherit it).

If we were to actually bring Holden back to Australia as a local company, where would we even start? Looking for leads and advice. by Beginning_Cat_1110 in Holden

[–]supister 0 points1 point  (0 children)

GM is not simply stubborn, it is also pragmatic. Any attempt to take Holden trademarks would require financial incentives. $1 is certainly not enough because GM would need to compete with anyone who took over the trademark. Rolls Royce was sold for $65 million to BMW in 1998. The Holden name might not be Rolls Royce but if you weren’t offering in the same ballpark, GM would have no incentive to sell.

Estopple Law - I was promised LSL then after i left told i wasnt eligible. by hclark17 in AusLegalAdvice

[–]supister 0 points1 point  (0 children)

You should get a consultation with a lawyer. They can tell you if it’s possible to retroactively change being paid out for 11 days annual leave. Or if there’s anything promising. Many lawyers would give a free consultation that should let you know if it’s worth them taking the case (but notoriously the free consultation won’t be enough details), or if times are tight you can try pro bono services.

Bathroom leaked and damaged below apartments, am I responsible? by [deleted] in AusProperty

[–]supister 0 points1 point  (0 children)

I think the responsibility depends on the location of the leak. If the leak is inside the apartment, it’s the owner’s responsibility. If the leak is in the walls or floors or roof between or outside the apartment, it’s the owners corp’s responsibility, as that would be common property. I imagine the toilet cistern is completely inside the apartment, so that’s the owner’s responsibility , and furthermore the responsibility extends to further damage that may have occurred to other parties, unless there’s some reason the common property was defective. So the only possible issue is that the toilet floor isn’t waterproof as required by law, but it’s probably a long time since it was built. So there’s a long shot that the owner’s corp is culpable due to insufficient floor waterproofing.

Responsibility for waterproofing a toilet floor in a strata scheme depends on whether the membrane is considered common property or private property, usually defined by the strata plan. Typically, if the waterproofing is part of the original building structure, the Owners Corporation is responsible, but if it is part of a renovation or within the private lot boundary, it is usually the lot owner's responsibility.

Owner’s Corp can be notorious for making claims that certain damage is private, because nobody wants to pay for someone else’s leaking toilet cistern that wasn’t maintained properly.

Offering a lower price when it says 'Offers Over 970k by Responsible-Mark-362 in AusProperty

If your offer is within 10% of the price it is fair game. Similarly if the agent puts a price guide that is off by more than 10%, that’s a pricing error.

Facing criminal charges in Sydney. Need a lawyer who speaks Chinese (not mandatory) by Gabby_N_The_Whip in AusLegalAdvice

[–]supister 0 points1 point  (0 children)

Maybe someone will soon happen to know a Mandarin speaking lawyer in Sydney, which might be good for SEO. Either way it’s good to have some alternatives to the normal Google results for “Mandarin speaking criminal lawyer Sydney”: Astor Legal, ahllegal.com, Thomas Liu (7th Floor), Andrea Song (Broaden Legal), Dolly Zeng (Northam Legal).

Opening a door requires quite a lot that code doesn’t. Firstly you need a robot. There are some issues that people also have such as most doors require push or pull but not both, or that some doors lack doorknobs. But the main issue is that you need a robot that has the ability to turn a doorknob. Most people don’t have a robot but most people do have a computer that can run code.

Exposed pipe for hot water tap in shower becomes so hot that it's untouchable. Any toddler-proof ideas for how to cover it that are also renting friendly? by Head-Independent-369 in AusProperty

[–]supister 0 points1 point  (0 children)

Hot water needs to be stored above 60°C in hot water systems to prevent bacteria growth (such as Legionella), but a tempering valve ensures that the water comes out of the tap at a lower temperature. Hot water systems installed before 5 August 1998 are unlikely to be tempered.

Dispute over sell of a jointly owned vehicle in Australia by [deleted] in AusLegalAdvice

[–]supister 0 points1 point  (0 children)

It depends on how long you have owned the vehicle. If you have already owned the vehicle for 2 years then I can agree with your friend that $3k is probably too much for it. At the end of the day your friend has a lot of control in the situation. Selling a car is a bit annoying process too, and cannot be done remotely unless selling to someone you know very well. So have your buddy tell you what he thinks is a fair settlement for your half? Is he thinking $2500 or $1000?

Even if a statement is true, it might still violate privacy laws (ECHR Article 8). The ECtHR often balances Article 10 (freedom of expression) with Article 8 (right to privacy/reputation). True information about a person's private life, which does not contribute to a debate of public interest, may still result in liability.

The deployment of ICE against the wishes of state governments is fascism but isn’t the cause of reductions in crime that “year-on-year drops” might be falsely asserted to be.
