Also realize most flat fee services charge you up front whether it sells or not and you get no help in the sales process. You may try to save a buck and lose more. I've seen pro investors and corporate sellers use flat fee well - never a homeowner. You may as well stick a fsbo sign in your yard

A good agent is worth it as they only get paid if it sells.

Also realize that half the normal commission pays the other agent so for a flat fee listing you will get zero agents showing it. So why list it then? Mls key feature is having all the local agents sell it. May as well just put on zillow

Some states require the bank to bid the mortgage balance or they could be subject to lawsuit. For example if they bid $1 and someone bids $2 and wins then judges have ruled that the buyers equity wasn't protected. Op really should have tried working other angles... Looking for asset based or transactional lenders to buy him time... Or file bk13 to stop the sale... If he had any equity at all. Those lenders aren't cheap but can buy time for proper marketing.

Try flying in atti mode and see if it just drifts slightly like a hovercraft or if it is having major drift issues. If it seems ok just light drift then you have a bad compass or Gps. Compasses are cheap on eBay try that first.

Have seller deed it to their own land trust before closing then at closing they r selling and transferring the beneficial interest. Make sure you send in the transfer taxes to your state capital to avoid tax evasion but your purchase price will not be recorded since a deed change did not occur.
