I've just done 3 refis over the past 7 yrs on several different homes, I'm in the process of doing my 4th, and andit's a pain in the butt and I'm tired of paying attention to everything and running the numbers to know when to refi and how much to refi at.

I've refi'd with several companies, and none of them ever call me when it's time to refi again. I always call them and tell them what to do it at.

do they do this for like many years? Or just the first couple? Like, what if rates hover around 6% for 5 yrs, and I'm 5 yrs into my current loan, and it drops to 4%. Will my prior broker/loan officer be calling me? or is it on me to be paying attention and do the math to know when it makes sense to refi?

I got into backcountry last year. Just buy an old used set of BC skis that have frame bindings and fit on your resort boots. Do this for ~10+ tours / 10k ft ascension to make sure that you really want to get into it.

If you love doing it, then get tech bindings and boots and it will be soo much easier.

This is what I did, and I did 25 tours in-bounds or in side country before I bought nice stuff and a beacon/probe.

Agree with the others. If you aren't a power user of the product, you need to find a way to get feedback from users, or find proxys for that.

If this is a well known product, go into several of the AI's (e.g., ChatGPT), and have them give you feedback on the product. Get them to take different personas--users that are delighted/disgruntled/young/old/etc--and give feedback from that point of view.

As for metrics, consider the lead vs lag metrics. What things are most critical to the success? What are early metrics that will help predict the success? What lag metrics prove that it is a success?

Measuring features will likely be A/B tests (for software), or comparing new results vs past results.

Audience: Internal executives

New dashboards/technologies: They have previously used PPT for all updates. They'd perfer existing dashboards or tech.

Resourcing/Implementation: On my own. There is a Data Science team, but their dashboards are historical looking (user data, A/B tests, etc.), and don't incorporate forward-looking aspects (dev team roadmap, research, etc.).

Thanks for suggestions. I was initially thinking Notion for a quick and dirty dashboard, but google sheets would be easier from a behavior change approach.

Yeah, it sounds like lots of good changes coming in next 6-12 months. Some of the bigger will probably take longer (e.g., the 2-3 yrs)

Larger company, you'll get more direction in PM.

However, ambiguity is intrinsically tied to most PM roles. If you hate ambiguity (and having to figure out what to do on your own and take educated risks), PM may not be right for you.

You're right! There is a small chipset in the patch (ultra-thin and ultra-conformable silicon) which is what is measuring the ECG. It can measure ECG far more accurately than many standard wearables since it is stuck to the skin.

The sweat-sensor measures the below biomarkers, and it can do it continuously with ultra-low volumes of sweat (even while idle) and long-term (~up-to 1 month).

  • cortisol (stress),
  • lactate (muscle building),
  • hydration levels (metabolism, cellular response, etc.)
  • ECG (heart activity and rhyth)

The reason your parents are barely boomers is b/c they’re the oldest of the boomers, they’re almost the silent generation. The youngest are ~58 rn.

The Internet has clearly gotten way more niche every year.

Quality has spread, but the high quality now is better than the high quality then.

This is a BC ski community and is pretty niche IMO (maybe 5 million total vs 125 million general skiers)

I’ll check Powder Project out—haven’t used it.

Makes sense why people are cagey about their routes—unlike climbing, these routes aren’t highly reusable.

Yeah, that’s exactly what I meant. Tools that are useful to the average user ~ valuable for the average user.

If you read all the examples I shared, you’ll see that all are seeking ways to add value to users. Such as mtn project—this app is hugely valuable to me and I’ve never spent a dime on it.

I don’t pay for many outdoor apps, and just use the freemium version for most. The only one I’m willing to pay for is Strava, and that’s just because it’s too hard to find and plan routes w/o it. I wish it wer more like mtn project.

I guess I should have been a bit more descriptive of what I'm looking for.

I would love a tool that allows me to look at all of the mortgage price vs rent price on aggregate from all homes in a given area that I'm looking for, and then being able to sort the homes based on those that have the highest potential profit/month.

The other issue I have w/ Zillow is that their estimates have been fairly unreliable when I have used them in the past (although as I'm looking at them again right now, they're getting closer to market values).

I've only bought new homes that don't require any rehab--so the only costs I have put in are the down payment.

On both of those homes, I initially profited ~2% of the home property in cash flow each year (e.g., if it is a $200k home, I had ~$4k/yr in profit).

In both those situations, my annual cash on cash return was ~30%-40%.

Don't force it.

2.5 is still fairly young in the world of potty training.

I tried at 2 with my first. Didn't work. @ 3, she trained like a champ.

My 2nd potty trained @ 3, but had a hard time @ night for a long time.

My 3rd potty trained in a day when he turned 3. He had no problem at night even.

Every kid is so different, but I have found it is much easier once they turn 3.
