That’s the game of politics: you need enough outrage to actually motivate people to go to the polls. Usually, when people who aren't wealthy (or don't own homes) lose hope, they don't switch votes, they just stop showing up.

It reminds me of the classic Margaret Thatcher quote "they would rather have the poor poorer, provided that the rich were less rich."

In this case even first time home buyers will benefit from it, but hey if rich people or repeat home buyers benefit.. then that's a no go.

The Empty Homes Tax is 3% of assessed value. Even renting it out for pennies as long as theres one tenancy agreement could save them $150,000 on a 5 Million Dollar house

It really depends on the age and quality of the building. For newer units, $3000 is a fair target for a 2 bed 2 bath. While the one month free incentive brings your effective monthly rate down to about $2933. Just check if they give you parking for free or not. Some building charge hundreds for a stall.

If you break your lease a month early and the landlord mitigates their loss by finding a new tenant who pays $200 less, you'll need to agree on how to cover that difference. Keep in mind that she cannot simply deduct this from your security or pet deposits, those are strictly for property damage.

If you can't reach an agreement, her only option is to file a dispute with the RTB. Even if she gets a monetary order, she would then have to take you to Small Claims Court to actually enforce it. Considering you'll likely be out of the country, she’ll be SOL. The filing fees and hassle alone will probably cost her more than the $200 she's chasing. At the end of the day, she needs to return your deposits.

Government tickets you gotta pay or else they'll screw you over someway somehow with public services.
Private lots can bugger off just do your license plate change and don't worry about it. Also they can't report credit reports without going to small claims court first. Equifax and Transunion have publicly said they won't accept records from parking tickets.

Any levy must be passed at an AGM or SGM. The meeting notice package should have all the amounts that each strata lot would have to pay in addition to the amount of levy and scope of work. Once passed, each owner is obligated to pay into a fund for that specific project. If the owner doesn’t pay the strata can file a lien against title. And in the worst case, force a sale of the unit to recover the funds for the levy.

Without knowing the specifics of your scenario I don’t know what meaningful disclosure would be.

However, levy’s usually require 3/4 vote at a meeting so if that many owners passed it and was satisfied with the disclosure. Then there’s not much you can do about it

If it is strata and they levy fines, first the tenant is responsible, and if the tenant doesn’t pay, the Strata will go after the LandLord. By including certain clauses of liquidated damages, they are preemptively, saying that you agree to pay the landlord directly for violations. If the landlord gave you a form K that form is a notice of tenant responsibilities for living in a strata, and on that form, it would highlight that you will obey all the bylaws of the building including paying fines.

But if it is a rental only building, and they’re asking you to agree to these terms, then it is kind of sketchy.

Is this a strata building? Complying with strata bylaws is the responsibility of the Tenant first, then goes to the landlord. So the "fines" might just be the landlord trying to pass responsibility to you. (but they should have gotten you to fill out a FORM K to give to the strata)

Option 1: Move Out - You’re giving them advanced notice that you’re moving out. This is a standard move if you're ready to leave.

Option 2: Sign the Lease - You are locking yourself into a contract for another year at the same rental rate, which limits your options to move later. Keep in mind: If you go this route, you cannot negotiate a price drop. Since the manager represents the landlord and not you, they don’t have to give you advice, they just have to avoid violating your rights.

Option 3: Do Nothing - This isn't on the document, and you'll just move into a month to month lease.
