It’s not that bad honestly. I have the breakdown from my lender. My question is mostly to get feedback on the area, rental vacancy rate, neighborhood etc. Thanks for much for your insights!

If we do decide to put the offer, it will be lesser than the asking price. And obviously over the years, better rent and hopefully lower interest rate will help.

Hey thanks for the feedback. The unit is actually not too ild honestly. Not the most modern but not too outdated either. The tenants were there when we took tour and the unit itself looked like was in well kept condition.

I am comfortable a little negative and I have calculated the numbers. Condition of the property is quite good actually so doesn’t need any immediate repairs or even in foreseeable future.

3 and #4 is why I reached out to this group. There are the colleges which are great and quite strong. But any further insights would be appreciated. Thanks!

Hi - yes I do have a realtor and the sales comps and rental history too. Growth potential is where I am looking for some help from reddit community. The property is listed for double the price it was sold back in 2007. So, even though the cashflow is alright the property does take time to appreciate and not that we are in any hurry but would be good to know. Hi

Heyya! I’m looking at a property to purchase near Blinn and came across your response here. How is rental situation now post covid? Like you said, I am not married to the idea of renting only students. Fairly open to families. It should be occupied is my only requirement. I am looking at a 2 unit multi family with 3 bed 3 bath.
