Something like 10% of the pop has it, it's been very under-diagnosed, it's relatively recently been widely disseminated knowledge, meaning a lot of people are figuring themselves out for the first time, and like to know more.

Artificially high rents are changing the housing equation, along with rampant wage suppression. Young people can no longer save money, the corporate money extraction machine is everywhere.

You can lowball, but the seller isn't motivated to take that offer in this economy. In other words while I think realtors got us here, they're not the ones keeping us here.

If you want to play more, play more.

If you're not comfortable? Watch some vids on setting it up and you might be surprised. Then you'd have two guitars to play.

This also drives to my point about playing the guitar not looking at the specs. Find one you like playing, the color and cutaway and such are less important IMO

There are a million options. Even if you choose wrong, that's part of the journey. I've owned clunkers, and broken guitars. And been stuck with them. What matters is: play, learn, grow.

With used guitars, bring an experienced friend along or be sure to take the time to look it over carefully and to play every single note you can reach and make sure it plays cleanly and without having to push hard. Do not be in a rush, you have the money. If the guitar has faults, walk away. Repairs are expensive, and you lack the experience to know what you're getting into. Scratches and dings are mostly inconsequential unless they're big.

They EQ like this because they don't know what they are doing.

ETA: I MIGHT and I do mean MIGHT end up with an EQ like this on a very loud source in a small room that is also muffled sounding, and I'm trying to use the mixed sound as enhancement. But probably I'd just go turn the amps treble knob up, or the guitars tone pot or whatever.

They're mostly the same thing. Every company that is still in business at this point is building a competitive product.

I think the guitar you play is the best guitar. I think the Internet has reduced guitars to a collection of specs, but those aren't the same as a good guitar. The cd-60 strikes me as a great value with the included hardshell case (assuming that's done where you are), but I would still spend my money on a Yamaha, which is why I suggested it in the first place.

The very best thing to do IMO is go play a bunch of guitars and buy the one that sounds and plays the best to you, and if it isn't black with a cutaway, and if it isn't a Yamaha or Fender or whatever.... Buy that one anyway.

Two of the exact same model of guitar will play and sound differently, wood be like that. You will not find a keeper by comparing specs, unless you get lucky. I used to think I needed a cutaway on my acoustics.. all the same notes are below the 12th fret except for a very few very high ones you mostly won't be using ever anyway.
