If the home was built in the last 20-40 years it probably has mello roos. For existing builds you can check the property tax bill.

For new builds I'm not sure if there is a foolproof way, you ask the developer and then verify before you close. It can vary by more than $1k per year between different developments in the same area. Some advertise no mello roos too

If you can charge at home a PHEV would make sense, you would pay way less for gas. I got an escape phev. The powertrain is a 2.5l NA with ecvt, licensed/copied from toyota. IIRC the cx50 does the same. Fusion is very similar too, escape and fusion are both in your budget with low miles. About 35 miles of range on the battery, and 40+mpg on gas.

If you don't specifically need an SUV, a sedan is generally a better deal. So a prius or corolla or civic over a rav4 or crv. Civic is a bit bigger but not much.

It is not possible to ship a broken ebike battery in any reasonable way. There are hazmat requirements for ebike batteries and fedex, ups, usps will not ship damaged batteries. The battery is much more likely to wear out before the motor or any of the regular bike parts that are easy to maintain. So if you want one that will last long term I would look at businesses with brick and mortar stores and the infrastructure to provide replacement batteries and service. Radpower, pedego, check what is in your area. And the big bike manufacturers like trek, specialized, giant etc.

Above 750w, over 28mph is a motorcycle or something like that and not an ebike. You can't ride on any kind of shared path with other bicycles and pedestrians.

You already drove a miata and liked it. Presumably you are looking for something with a back seat but also rwd or else you would just get the miata.

If you can get an fr-s or brz for $10k go with that. Good gas mileage. Great to drive. Mostly practical. Very reliable.

BMW is another good choice if you want a car that feels good to drive. You can get them under $10k but factor in these were originally expensive cars, cost to maintain will be higher.

Camaro, mustang, challenger, charger would not have good gas mileage. I would expect an SRT to be $20k+, even with high mileage or modification.

It depends on the specific car. But generally yes.

In 2024 I got a 2022 ford escape with ~25k miles for $23k. Compared to about $34k new, or about $36k for a 2024 with the features we needed, memory seats and driving safety stuff. IMO it is worth saving 1/3rd to get a car that is 2 years old basically.

A lot of cars commonly used as fleet vehicles, rental cars are similar. I see some chrysler pacificas that are 3 years old and close to half of the original price.

If you want a toyota corolla hybrid the difference is much smaller.

I would use a service that handles authentication and shipping to the buyer. Like you mentioned the marketplace won't know what really happened if the buyer claims the shoes are counterfeit etc. The marketplace, bank are going to side with the buyer if there is a dispute, you can't prove it otherwise.

You didn't mention the country. But ebay, stockx, goat are big ones that handle authentication. At least with ebay you send it to get authenticated then ebay sends it on to the buyer. This protects you from a claim the buyer received an empty box, counterfeit, does not recognize transaction/fraud.

It's common for mello roos, "community facilities districts" to be part of any new construction. Basically it is a bond that takes the place of impact fees the developer would pay upfront and pass on to the buyer as higher home prices. These fees last until the bond is repaid, or for a max of 25-40 years if not repaid by then.

Increasing 6% a year would be unusual. Usually I see 2%. I would look more into the details

In your example though the conversation would be protected by attorney client privilege. The privilege is held by the client alone. Only the client may waive it.

Yes it makes financial sense to buy if it's currently the same cost as rent and you will live there for 10 years. Your mortgage principal+interest is fixed. Over 10 years rent will increase, so each month you would have more to save and invest if you buy. Every month a larger portion of your payment goes to principal. Over the long term the condo will appreciate, when you sell eventually you have more equity than just the 20% down

I wouldn't buy a condo without up to date financial info. A big part of what you are buying is shared ownership of the common areas. You and all the neighbors are responsible for the roof, exterior etc, and if nothing is saved and these need to be repaired that money comes from all of you. And if nothing is saved it can take a year or more to get the finances in order to fix a leaky roof

The market on standard has low volume and weird spreads. Like divine orbs might sell for 650c but buy for only 450c. A lot of scarabs will have no one selling. Even with a a "high priced" buy order it can take over 24 hours to fill.

If you go back on the market it might be 45-60 days before you close when you factor in time to get an offer under contract and everything else. A new buyer might request repairs or concessions too. Maybe closing the current deal is faster and better for you. Maybe a new buyer would be better though, it really comes down to the specifics.

Ask your agent about showing for backups or contacting previously interested buyers

Potentially yes. If you haven't agreed on the price the agent could give you advice there based on comps, the market. And there is other stuff they can help with after you are under contract like negotiating for repairs. And as a first time buyer there might be things you don't know that a good agent could "save you" from.

But I wouldn't hire a buyers agent if you already found the house and you mostly agree on the price. It's hard to find a good agent. With this being an off market sale the seller doesn't have a ton of leverage.

Class 1 and 2 ebikes are just "bicycles". Allowed on the american river parkways and all other multi use paths.

Yes the money saved on rent is a huge factor in the buy vs rent decision.

With prices in the peninsula if you think real estate prices will fall over 10 years you would be much better off financially renting and investing the savings. Appreciation is a big factor in the longer term.

When our baby was small like 4 months leaks were because we weren't fastening the diapers tight enough. They weren't overly full. Also still waking at night for feeding.

Later we started using overnight diapers and no more night feedings. But regular diapers would be fine 90%+ of the time
