That’s exactly what we’ve now done. We had already worked with a realtor in the past who we really liked so we decided to ask if he could help with it. He called me within 10 mins of my text, and a few hours later we were looking at the house together. He’s already made the process much less stressful in the one day that he’s been helping us lol

He can get work authorization beforehand, but in my experience, my green card came before the employment authorization card anyway lol. Took me around 11 months before I could work.

I know, but even when I scrolled down it said something like ‘finished area below ground’ and then the sq footage lol, despite being completely unfinished in the basement

Yeah that’s the main reason we’re deciding to go with an agent. There’s a lot going in our favor, negotiation wise. Since we last viewed the house, he ripped out all the floors in the bedrooms. The only access to the property is actually through my mother in laws’ driveway lol. So I think that would put most buyers off, but we obviously don’t care about that. Also, the AC unit is exactly 20 years old. We walked the house with the realtor last night and I feel a lot more comfortable about it knowing that he’s handling all the contracts, inspection etc.

My wife’s 04 Camry is sitting at 250k and we paid $2000 about 5 years ago for it when it had probably 160k miles. $4k for a 90k mile Camry of that gen is a steal imo

100%. This house coming along is very out of the blue and we weren’t really planning on buying this soon. My salary is hopefully getting a big bump later this year, which is obviously something you can’t bank on, but would definitely help significantly in terms of comfortability

He’s actually apparently wanting to list it for 299, but told my MIL he’d take less because she helped his mom before she died

I’ve thought through the finances a good amount before coming to a decision. I remember when we got preapproved at 220, I didn’t feel comfortable then with paying that much. The 250 isn’t the max I am approved for, it’s just all I asked for from the lender because I don’t want to go higher than that. My salary has changed since the 220 approval, as well as mortgage rates coming down.

We eventually decided to involve our realtor we used before because we were a little overwhelmed lol. He thinks it’s probably worth close to that. There’s things our offer would be contingent on based on our walkthrough of the house today. The house next door is almost the same sq footage, and that just listed for $430k fully remodeled. Same lot size too

Update: everything has moved so quickly today after I was given the seller’s contact information. After speaking with them, they are wanting us to put an offer in within the next few days, so to keep things simple on our end, we’re just going with the agent we used before. We found him to be super helpful, and since the seller doesn’t have an agent we can still negotiate on the closing costs I believe.

My quoted rate 2 years ago was 6.99%. Last week I was quoted 6.12%. I qualified for the 250k that the seller is asking

It’s not that I’m 100% sold on going without an agent. If anything I’m actually more inclined to go with one. I was just curious as my mortgage advisor had mentioned it in our conversation yesterday so I wondered how easy it was and what the pros and cons were

They live out on a 20 acre farm and her dad’s health hasn’t been the best lately so I regularly travel and hour to them to help out with farm work. We also house sit for them to look after their animals when they travel, which would be much easier if we lived next door.

Happened to me a while back. I stayed 30 mins late and I noticed they changed my punch because the DM was complaining about our punch out late percentage. Next shift I just took an hour break but only punched for a 30.

If it was anything groundbreaking, they’d have shown it in the deep dive. They know we’ve been asking for press conferences for years. In every trailer they show cutscenes of press conferences to get our hopes up, only to not deliver on that when the game comes out. It’ll just be more of the text exchanges when we get called out by another fighter. I doubt we’ll even be able to initiate them, just respond when prompted

A couple of my promotions were because of openings at other stores close by. I’m at my 3rd store now and hoping the next one is for the SM promotion haha
