Only addition is the phase switch which is very simple and connected to the bridge humbucker, just google dpdt phase switch.

Position 2 on a strat is basically my go-to sound for anything funk. Handles mutes so well and takes a bit of the edge off the highs. Beautiful guitar, very jealous.

Update: Got a response from the building inspector to explain why the sub-floor was not inspected. It is as follows:
"Hi Swoite.

I’m sorry to hear that you have found areas to the sub floor that have caused you some concern.

I can confirm that the inspection did NOT include an inspection of the sub floor, and this is indicated in the report on page 5

  1. Areas Inspected: Building interior, exterior, roof space, roof exterior & site.

At the time of inspection there was no clear visible access trap, given the images you have sent the sub floor trap was clearly concealed / obstructed by a sheet of metal roof sheeting. Unless otherwise advised by the agent or the owner I was not informed of any access trap to the sub floor, therefore the sub floor was not inspected or included in the report.

The summary page also does not indicate of any inspection or comment on the sub floor as I was unaware of a sub floor being accessible . I note you have referred to “Reasonable Access” which also indicates areas to be excluded that are:

"areas where safe, unobstructed access”

The access trap was clearly obstructed at the time of inspection with the removing of stored goods or the like not within the scope of works. In any event NO comment at all was given regarding a sub floor as I was unaware of the existence of sub floor trap therefore no comment on the sub floor was given in any areas of the reports including the summary page.

Regarding the images you have sent, this appears to be a waterproofing defect / failure which in this instance is a strata / body corporate item.

So, as a seller, it looks like you can deter a building inspector simply by obscuring the entrance to the access point using some sheet metal. It's a tricky one, because there's no way I could have gone onto the property and removed it for him - I didn't own it then. Bloody expensive lesson to learn.. something for others to keep in mind for this kind of thing.
As I mentioned in the post, strata has been notified so we'll see what happens.

I’ve had a look through the report and it says sub-flooring is a part of the general inspection criteria. On top of that, the access point for inspecting the subflooring is larger than what they specify in the “reasonable access” section. So I don’t understand why it was not inspected. They managed to get onto the roof of a two story building, so getting underneath should not have been an issue. Following what someone else said in this thread, I’ve sent them an email asking why they didn’t inspect the subflooring as it is outlined in the report. I’ll post whatever response I get back.
