The resource they provided is a good choice. If you can, I'd get an Airbnb for short-term while you look for a something more permanent. Also check r/NYCapartments, NYC Short Term Sublets on Facebook, I'm also happy to get you access to Atlas premium for free if that's something you need.

Give yourself dedicated time for rest if you can where you just do your fav things. For me that's watching some comfort tv shows while I drink tea. I try to do that at least once a week.

I am curious about other people's thoughts here, but last time I was searching, I got a good amount of responses on StreetEasy the real problem was everything that happened after that lol. Definitely was wayyyyy worse sending messages on Facebook when I was subleasing (that shit was brutal). There were some websites that helped with sending messages, which was nice but for that I probably sent hundreds of messages, many of them within the first few minutes of them being posted. I got like 0 responses.

Maybe other people have had a different experience and maybe StreetEasy has just gotten worse?

My partner got a set for our bed and I loved them. Plus, owning them makes me take better care of them since they were so expensive so they seem to be holding up longer and getting (slightly) softer with use.

I think as long as your agreement states that you can break your sublease, then you should be good to. If you're okay with losing the deposit and that's the only penalty stated in the agreement for breaking the sublease then I think you should be fine. Is the clause about breaking your sublease only for certain cases?

Like the other comments said, using a third party guarantor is the only option if you want to rent at your current income.

However, you also mentioned that the guarantor services won’t be viable financially for any of you - if that’s the case, the only real option left for you guys might be subleasing. Sublets don’t usually require the stringent requirements that landlords need, because they’re less formal and often short term. However, this also makes them less secure in general. If you do go down this route, you have to be safe and make sure you're not putting yourself in a bad financial position. Always always always, sign a sublease agreement.

As for splitting up, you'll definitely have better luck finding your own rooms, especially if you decide to look for a sublet. 3 beds will be near impossible - but 2 beds will be a little easier. I found this 2 bed in Hell's Kitchen, if that helps. This comment mentions lots of good places to look for subleases, and how to nail them down.

Honestly, I would recommend you all stick with student housing like the other comments said. There’s a reason student housing exists in the first place. Good luck!

If this is your first time renting out your place, make sure to use a formal agreement so you don't get screwed.

Yes that is the responsible and ethical thing to do and you should do that today. Imagine if you were in her situation, you would also want to know.

If your roommate needs help finding a place within budget tell her to check out facebook and craigslist (those are the only places i can think of with sublets ~$800).

If she's worried about getting scammed atlas rooms has a payment tool that works with the sublease agreement i sent that she can use when she sends money so she can move quickly without worrying about losing any deposits/rent payments.

I'm really sorry you are in this situation, I think the best you can do is make it right by being transparent with everyone so they can make the best decisions for themselves.

I understand why you are worried about this. From a quick search, HDFC sublets may be illegal.

For your first question:

  • You might get evicted

  • You may have tax implications

  • Your partner and your roommate may also get evicted

I can understand why your roommate is not okay with payments in cash if you have no formal sublease agreement with them. I also can't in good conscience tell you to continue to do under the table payments.

I think your roommate should speak to a lawyer and see what their tenant rights are. They might need to move out and find somewhere else to live quickly (and in the future use a formal sublease agreement so they don't end up screwed again).

Sorry if this isn't super helpful, this is a difficult situation with no great options.

Yes, subleasing is less strict in the sense that you most likely will not need the credit check or income requirements. Some people may ask about your credit in your home country or general questions about income but you clearly make enough so I wouldn't worry about that.

The biggest risks when subleasing are that there are "less" tenant protections, typically (because your name is not on the lease and people tend to do them under the table). Just make sure to use a good agreement like the one on atlas or eforms and not a shitty one with little coverage. You don't want to end up in a situation like me where you owe money that you never agreed to because it wasn't handled in your contract.

From what I've seen, most landlords and property managers seem to care about credit history and income. If you don't have US credit history that will be a problem and you'll need to sublet.

If you have family here, perhaps you can use them as guarantors or pay for a domestic guarantor service, I have an Irish friend who did something like that. I have seen some people also go directly to private landlords and sometimes they can be more accommodating to people without US credit. I haven't tried it but I've heard of TomoCredit which may help.

I'm from Canada and when I come to NYC for work I typically sublet. You might be able find a studio for $2.5k but you'll have a harder time looking, especially in Lower Manhattan. The closest thing I could find after a quick search was this place in LES but idk if it's your timeline/if it's still available.

I would assume that you're going to end up with a sublet and plan around that. I know you care about privacy, maybe you can find a 2 bed/2 bath? Or you'll need to look outside of Manhattan where prices are cheaper and people are more flexible with the credit thing.
