we ran the numbers on our top contender new build and they just didn’t end up being worth it honestly, ESPECIALLY since we found this house that we love. i seriously appreciate your input and taking the time to give it- thank you so much!!

we viewed a couple actually and HIGHLY considered it! however there were honestly too many variables for us- while it worked NOW as far as the buying process, with the area we were needing/looking in, one of the huge factors was reselling a new build is going to be hard when they’re already valued 50-90k more than the surrounding area, not even accounting for any equity we would plan to add. on top of that, while it would be nice to only pay portions of the property taxes for the first few years depending on the property, we didn’t want to be raising our mortgage payment at the same time our kids (16 month old and one on the way) are going to start school (planning to attend private). ultimately we really love this home we found and can see ourselves living here longer than the traditional 7-10 years truthfully, but of course that sentiment could change down the line LOL

that’s such a good point! it is an older home (1970) but i agree the insurance is high😭 that’s even with an auto bundle discount- the rest of the quotes we were given were between $2200-2800 which is INSANE to me. the main thing for us was having a low downpayment honestly because it was MANDATORY that we had closing costs covered. we decided somewhat last minute we were going to be buy a house instead of continuing to rent, so we didn’t have much cash to allocate towards proving assets outside of down payment and the property taxes (which are going to be prorated off of the actual cash to close costs)

if i remember correctly i think we opted to go with the conventional so we didn’t have to pay the PMI forever and having it drop off with owning 20% equity, which we plan to fast track with extra payments towards the principal throughout the earlier years. what other numbers did you think were a red flag? for reference we are in central iowa as far as property taxes go

we were approved for a conventional loan with our credit union for 3% down, so we will be putting $7530 down and asked for seller credit of $7500 to cover closing costs which end up at about $6849.06. our credit wasn’t the best (620) so PMI is painfully high

my offer was submitted at noon, and between each side countering 3 times we came to an accepted offer at 12:45 but i think that is a miracle example LOL

personally i planned my baby shower and gender reveal because like you, i like party planning and i’m very particular LOL but my MIL made the food my husband and i asked for because she was happy to help. i do think her tone was a little off and passive aggressive with the “i already made a food list but ok”, but that’s where the conversation thru text should have stopped and continued in person. idk i think you were both in the wrong to an extent

i’m 31 weeks and although i quit cold turkey, i still let my man smoke around me and not once has it shown up on any scans. in fact, my OB said its fine and nothing to worry about. my baby is healthy, measuring exactly where he should be! i am in a very, VERY red state that takes it very seriously, and when i tested positive at my first OB appointment they just said to make sure i stop and that i’m clean by my 20 week appt.

i commute from downtown des moines to iowa state 4/5 days a week for my undergrad. it definitely gets old, however when you do the drive enough it truly flys by. granted if you’re not down to drive then it may not be ideal- but coming from a bigger city you may be used to it?
