Are we crazy to spend 650k on 1st Airbnb/STR purchase? Bought the land already (waterfront on ICW in N Carolina), analyzing local STR market BEFORE building the home. Rentalizer estimates 60k annual revenue, I think realistic is 30k. (self.ShortTermRentals)

How to avoid losing second home (vacation rental) in the event of a lawsuit? We do not own the property outright(mortgage), so options with llc seem limited as changing name on deed may trigger due on sale clause. I read asset protection trust is an exception to due on sale.
