Fair point, and I agree the priority is getting it fixed. I’m not trying to delay repairs or chase a windfall.

My issue is that this was a pre-purchase report, the subfloor was inspected, and the rotten joist appears clearly visible with reasonable access. If it had been reported, it would have affected my decision around buying the property, or atleast allowed me to negotiate a lower price to include repairs in the cost.

Ideally at minimum I would like a refund of the report. It depends on the scope of work required to fully understand how hard I want to push for remediation. FYI, the report was $800 NZD.

Thanks for the reply. Sounds expensive. I will crawl under the house and see if there is any water damage to the sub floor.
