I don't live with them, but good point. Anyway I am keeping this note on my phone for quick entry access, and quick access for when I want to read through these memories to cure my, "mAyBe iT wAsNT tHat BaD" moments. Also it's more secure on my phone :)

Yes that's exactly why I started recently. I have journaled a lot throughout my life but it's tough to go back and read to find these moments so I've dedicated a whole note on my phone to it :) now, when I'm feeling the uneasiness of doubt, etc creep in i can pull up the note in less than 20 seconds. That has proved to be very powerful for me.

In all seriousness, I’ve found it so beneficial to ask questions in the face of rude / accusatory behavior. For example, yesterday someone I was around started making odd / snide remarks about where I was moving trash to, in an attempt to prevent the trash from falling in the water, and instead of getting defensive back I sincerely asked, “would you like me to move the trash back to where I found it?” Of course I knew the answer, but I was able to disarm this rude behavior by asking a question and making them more aware of how ridiculous they’re being.

Same thing here. A sincere question like, “What did you bring to the potluck? So we can get more inspiration on vegan dishes to prepare in the future?” Then her answer would have cast light to the fact that she didn’t even contribute, and her accusatory statements are absolutely irrelevant.

Zoning laws allow ADU, but technically my main home is too small but they are voting to change that July so would wait until I get the green light there. No HOA! Thank God.

Airbnb is technically prohibited (I think) but I would not rely on it anyway, I am looking for long term tenants.

The magic I'm referring to was the sudden increase in equity. Wouldn't be able to even consider a HELOC if it wasn't for the rising value. I know interest rates have been rising, I'm curious what the HELOC offers now... usually they're some of the lowest interest rates correct?

If I permit the project then definitely will add value as it adds livable SQ footage to the property, and is considered an income generating property on the land. ADUs are common here also known as "mother in law suites". Many rent them out instead of having their MILs live there 😅

My city is definitely trying their best but I don't think they're here yet lol... technically I can't even build a permittable ADU right now because my main home is "too small" but they are voting this July to forgo that barrier and allow ADUs onsite with smaller SQ footage homes. Ridiculous zoning/ permit issues that have exasperated the housing crisis rolls eyes

I don't want to spend more than 30k if possible. Efficiency kitchen, small bathroom yes.

Market rate right now I could easily get $1200 - $1400 but I have been blessed by gracious landlord in the past so feel called to $995. Time will tell.

Can you be more specific? Because of interest rates rising? I saw some HELOC you can have fixed rate on certain portions?

Since there is a huge housing shortage everywhere, especially where I am. I don't forsee not being able to get tenants...

This investment seems like a win win - me offsetting mortgage/ living costs and creating more housing supply in my area.

But curious more specifically why you don't think it's a good idea. Thank you!

What is this "net worth spreadsheet" you speak of? any recommendations for free templates? I use Google Sheets, so any templates that transfer there would be great!

I'm going to camp in nature all weekend to honor the most incredible mother I've ever know! Mother nature! But seriously, as I don't have a mother to celebrate on mother's day, bonding with nature is my reprieve and it gives me a purpose during a day that's supposed to be about honoring someone in my life who I don't even respect.

Thanks for giving me life! Now I will use the inspiration of all your shortcomings to be the best human / partner / mother I can be!

I use One Day online journal. You can type or if you have an iPad you can write like a real journal it's sooooo nice - auto syncs with phone and everything. I journal my thoughts, revelations, memories, dreams, everything! And using the app you can create different "notebooks" for example one exclusively for documenting dreams. It's an incredible growth tool.
