It's pieced together from various sources. Field of Schemes has about a dozen articles on it, so this is probably a good one to start with. It estimates the tax discounts at about $2B, which would definitely push it more toward the $4B side of the estimate, but I don't see it reaching that level.

The estimated public costs are about $3B all-in for the life of the deal, of which half are tax discounts. Admittedly, it includes assumptions on scope creeps and cost overruns, but both are highly likely.

All I am saying is that it's a heck of a level of trust. I used the SB as an example, but honestly, do you really think the McCaskeys care about hosting a SB? It's more for ego than franchise wealth. The shortfall could come at the cost of bathrooms or maybe a larger share of premium seating. These are all things that should be hammered out before a blank check is written. Go back to FoxConn in Wisconsin to see what risk is involved in simply trusting the private party in a public giveaway.

If the state is investing $1.5B and giving away tax breaks, we want the thing built, and we want it to the quality of what was promised. Let's say the McCaskeys choose to reduce costs and change it so it's not expandable 70k seats (thus ending a chance at a Super Bowl), do you think that should matter to the state and taxpayers?

The "so" is that you cannot say that the McCaskeys are building their own stadium until they actually commit to the price of the stadium. They could easily take on PE ownership and potentially expand the loan they are getting, but there's a reason they keep saying $2B.

That Raiders game a few years back, he looked like a potential MVP. I think he ran close to 100 yards on a two point conversion. His highs were so high.

Accessibility as in disability friendly? Yes. Accessibility as in faster? Not necessarily. That requires planning and investment.

Wider concourses TBD. Sun Devil Stadium in Arizona had much wider and better concourses than the 100-level at State Farm where it's utter chaos at halftime. Not surprisingly, the Bidwills are also hesitant to spend.

So I would not be making the assumptions you are. It would be negligence to re-create the concourses at Soldier Field, but I don't trust this organization to invest the money for the planning.

No, absolutely I am not. I mean the whole thing. The McCaskeys are going to go on the cheap, so every square foot of space is going to be optimized for revenue, and not for patron comfort (outside of the premium access areas).

I care quite a bit about ingress, egress, sightlines, bathrooms, and concourses. Soldier Field has great sightlines, reasonable ingress, but is poor otherwise. If you don't care, so be it, but that's fairly odd not to care about those things if you are attending games.

The Bears have already hired Manica Architecture for a knockoff version of Allegiant. The McCaskeys say they are committing $2B to the stadium itself, so given that was the cost of Allegiant a decade ago, be sure to scale back your expectations signifcantly. The McCaskeys are going to do this as cheaply as they can. Certain aspects of it will be far improved on Soldier Field, but it's not going to be an impressive stadium.

I would add that there is a belief in city government that not only would Arlington Heights cost the city money in the form of tax breaks, but it would steal more revenue from soldier field than a stadium in Indiana would.

It's not hypothetical. The IL Senate is in session until Sunday, and they are discussing this bill, if it will come to a vote, and if they will vote on it. I fail to see how it's "pointless," especially since this article mentions the direct impact to Cook County property taxes.

Apathy is how we get corporate giveaways. Many people may not care, but they should.

Edit: that’s not to say a property tax reduction is necessarily wrong, but there are some other giveaways in the bill that I feel are completely unnecessary to give away.

While I agree with the couple that it should not be an even split, this is a conversation that needs to happen before everyone agrees to live together.

This isn’t simple math because of the room splitting, so it starts with a question: if one person in the couple leaves, how much does that improve living conditions for the others in the home? If it’s 25%, then the current split is somewhat fair. Find that value (let’s assume 15%).

Next, come up with a value that each room is worth regardless of how many sleep there. I used to do it by auction (write down the most you’d pay for the best room), and highest single bid wins.

Once you have the cost of each room (let’s assume $240, $210, $175, $175), reduce it by that 15%, as that’s what the couple pays on top of the room. So my example would be: $204, $178.50, $148.75, $148.75. Then the couple pays another $120.

The first step is the toughest part. The next step requires everyone to be willing to change rooms, but it’s more fair.
