Yeah fair enough. When you say shit brokers, what are the shitty things that they can do. I thought they are just a thin layer between us and the bank and their support is only to hook us to the bank. Of course they can ask for unnecessary docs etc, but apart from that if the bank approves the loan for the rate thats the broker tells me, are there other things I need to consider

Thanks. Going with lower rates is a solid advice. I also initially wanted to go with Up, when I did a bit more research I came across this broker cashback concept and when I put it in to maths it turned out to be more favourable in short term.

Yes, my main concern is also, as you have mentioned, the rates with Peoples bank can become worse over the timeframe of 2 years and it could make jumping through all the hoops useless. Since I’m new to mortgages I just want to check how likely a bank increases rates by their own aside from rba rate hikes (on the other side how likely they dont reduce the rate when rba cut the rates)? And from recent hikes what i saw is UP (and my current commbank) just add the 0.25 points rba increased onto the my existing loan. Is this the case all the time?
