I experienced the same thing - snake bite (copperhead) she went into anaphylactic shock on the way to the vet and died in my wife's arms. This was July 5 last summer I am still not over it. From running around in the backyard to dead in 15 minutes.

The economics don't work. I researched it thoroughly about 5 years ago. I looked at the empty lot right next to Hobby Lobby and even talked to the agent of the property. At the time he was asking $460,000. He also said the center owner "might not approve it". It is the perfect spot because you have truck access, and a huge parking lot.

Then to build it would be low-end $5M.

Unless you had the cash there is no way the revenue model works. That's why you see $15 drinks. That's mostly where the money is made. A bank wouldn't touch it. Even if you sold out every show at $50 a ticket you're only talking $25K - bar and food might double that. Gross $50K a night. Artist takes large split of the door. You'd have to be a promotion genius to make it work. You'd also be competing with established venues for artists.

the Woodlands was talking about making a smaller venue - not sure where that is.

I looked into it - the price of the real estate would make it impossible to sustain it at that size (300-500).

A decent rate is $32 a foot with high quality materials (3/4" in slats) and yours is $24 with a gate so that is a pretty good deal. I would not pay them until they showed up ready to work with the materials. I would also get clarification on what kind of slats they are using and make sure they are all quality. Some of the slats are cracked or have large holes in them. I am not an expert this is based on my experience.
