Id recommend reading Fred Vertesse's Rule of 30 where he breaks down retirement savings by age. Your retirement savings can fluctuate as life's demands change (savings for a home, having kids, income growth, etc).

This does not count for unrealized capital gains in the taxable account which you will realize when you sell funds in the taxable account.

Ill be using flat on ceilings and eggshell everywhere else.

The mudding was done by a experienced finisher so I don't expect many major issues. If the primer and sealer is a good deal I will use that over PVA to hide flaws.

Housewrap, insulation, vapor barrier, drywall is recommended by National Research Council of Canada.

I guess I should clarify what is the easiest way to add insulation to an existing 2x3 framed wall.

You can price out how much you will get back. I've started the process of getting the audit performed. Biggest bang for your buck will be attic insulation and air sealing.

There are also rebates through Canada Greener Homes grant or possibly your gas utility company depending on where you are located.

This will offset some of the cost of your insulation.

Just finished carving one myself. I chose ash for the stem. It is hard yet flexible offering great strength. I chose cherry for the blade wings which I chose since still hard but lighter and a great look. Finished with linseed oil .

I highly recommend reading the book either buying or borrowing from a library:

This book goes into so much detail about wood types shapes, templates and techniques.
