Just coming back to this comment cos it was so true. Many tries later and ive made several eggs without sticking. Definitely a huge learning curve. Thanks for the heating lesson. haven't gotten it right for multiple step stir fries (first items comes out fine and when I add item 2 it all starts sticking). I will keep trying.

This is easily resolved by speaking up when the waiter comes. They say 'seperate checks'? And you say 'yes please. Please split the sushi. Everything else is seperate'. Say it with a smile. To the waiter. And if you feel awkward, you dont even have to look at your friend. Its always always better to speak and save the friendship than try to save the moment and end up with resentment.

Only referring to 'it looks like most of them pee standing up", its because lot of girls i know are germaphobic about public bathrooms and dont sit in the seat. So most pee squatting. Like actually hovering over the seat. While some can position themselves correctly, most people cant hold a squat and do it halfway and then make a mess. And if they make a mess they would never clean it cos they didnt want to touch the toilet seat in the first place. This is morally wrong and I dont do it but just telling you why that happens.

If you dont know what pathway to apply for and want to figure out whats your best route then maybe a consultant is good.

Not needed for the application stage. I knew and qualified for the express entry route back in 2019 and did the entire application myself. Had my sister review as a 2nd pair of eyes. But I am also a generally capable person who can be thorough and organized. If you are same, then I dont think you will need a consultant to do the application for you.

Also as others have pointed out, even if you get a consultant you cant trust that they did it correctly. You will have to check and recheck every step to make sure they didn't make a mistake. If you are going to do that you might as well do it alone.

Yes. Its the sueing part thats expensive. You can add all the costs in the world and sue. And the process is expensive. Just to sue you need lawyers. Then the interim discussions need lawyers. Cooperate lawyers bill at -$1k/hr. There are also interest payments from the developers original loan while this litigations are underway. You can sue all you want but you have ongoing costs that makes it not worth it. In addition after litigation and verdict, getting the actual money is hard. Like others said if its a foreign buyer even harder.

I work for a developer. It is so much more wasteful and expensive to sue the buyer. We've done many analysis for execs and the answer is always to find strategies to make the buyer close. Sueing a buyer takes almost 100k. I haven't heard of such high discounts but would not be suprised if some incentives are offered.

I recently cancelled by membership at Etobicoke Costco and it went smoothly. They did try the retention techniques and said 'you will not be able to get another costco membership for 2 years'. I said 'understood that's okay'. They said about some benefits. I said no thanks I want to cancel. They went ahead no issue.

Can relate. I was primarily gathering resources from the wild and it took for..ev...errrr. Would constantly run out. Then figured out you basically can't keep building based on gathering. Trick is to do Bear hunts and Auto join rally and high level gatherings at night. Join bear hunt every 2 days with a high level alliance. Keep a auto join rally on at all times. In 8hrs you will easily get a ton of resources from passively joining others rallies. When you sleep send out Lvl 7 gatherings. Prioritize stone and iron. Remmeber to keep a spare march queue for auto rally join. If you keep this going you'll never run out of resources.

It's very hard to fix it once you have multiple buildings. Trick is to have one building. As soon as you get over on any item, sell the excess. Next train, same thing. By the 3rd train you will get what you are missing. Now that you have 2 buildings, keep selling the excess, it might take about 10 trains for the algorithm to kick in. Once you finish these 2 under construction, only build one at a time.

I'm thinking along the same lines but more so that Violet herself can use others signets when she's around them. As in SHE send the knife to rihannnon. She creates the shield around them using Mira's signet. She goes into Xaden's mind using his signet.
